Thanks for your input – the terrace facing north was not a wish and I also find it not optimal – but the garden was there and with 2 kids you ideally want to be able to keep an eye on them when they play there. The bungalow was our wish and we explicitly asked whether it was possible – but we were rather put off by all the floor plans. However, I am now also starting to consider the 1.5-story option.

Oh, regarding keeping an eye on playing children. We have the garden right in front of us, behind it a playground. I don’t know why, but the children somehow constantly play outside my radar. I suspect it’s intentional.

And what if you move the house further back or rotate it?

Hi, I would try to place the house far to the left side (WWN), also somewhat centered or slightly upwards (NNO), and then the beautiful OOS side remains well usable as a garden (depending on whether it's a bungalow or how wide the building body should be). You can enjoy the sun there until presumably 2 PM. Then put the terrace at the lower right corner, and there will be plenty of sun. What's the problem?

Hello, I have another question - we were offered money to swap property 3 with property 6. The property is reserved but not yet purchased. Would you do something like that? The building area on the property 6 is somewhat larger (12x20m), however, the property is about 100sqm smaller and is located at the front by the street. Honestly, I’m a bit overwhelmed by this but would almost tend to say no for various reasons. Financially, it would make a difference of 35k (money + savings due to smaller property). On the other hand, it shows that the property is in demand. Unfortunately, I don’t know where we currently stand financially…

It's hard to say. Do you have the whole plan? In itself, 100sqm of land is not much, what you lose if it is better divided and can be used more effectively because of it.

You don't make such an offer if the land is worse than an alternative. I would politely decline.
