We are planning only a few sqm larger in the northern Münsterland/Steinfurt district. It is a core renovation where everything except the clinker brick and the roof truss will be replaced. So comparable to a new build. We have several offers for all items. I do not see where you plan any in-house work, so I assume everything is contracted out? The following points differ somewhat on average from yours:
Shell construction (without clinker bricks, 2 concrete stairs, 1 concrete ceiling to the upper floor, one wooden ceiling to the attic with room heights of 2.80 m) – 155k

What must not be forgotten are the costs for the public marriage ceremony. I would advise you to check this again. For us alone, there are 10,000 euros in fees.

Laying underfloor heating
