Offer for shell construction of a single-family house 170 sqm - Is the price market-appropriate?

We are planning only a few sqm larger in the northern Münsterland/Steinfurt district. It is a core renovation where everything except the clinker brick and the roof truss will be replaced. So comparable to a new build. We have several offers for all items. I do not see where you plan any in-house work, so I assume everything is contracted out? The following points differ somewhat on average from yours:

Shell construction (without clinker bricks, 2 concrete stairs, 1 concrete ceiling to the upper floor, one wooden ceiling to the attic with room heights of 2.80 m) – 155k

Roof renovation (new battens, new roofing, 8cm insulation above rafters, 22cm insulation between rafters, no dormers, new roof windows) – 60k

Interior plaster – 16k

Heating air-water heat pump + sanitary – 55k

Electrical STANDARD equipment – 25k

Controlled residential ventilation – 12k

Painting work – 20k

What must not be forgotten are the costs for the public marriage ceremony. I would advise you to check this again. For us alone, there are 10,000 euros in fees.

To put your total costs in perspective... We plan with an optimistic 420,000, but will carry out the following points as in-house work (craftsman family):

Earthworks
Non-public development
Installation of windows and front door
Laying underfloor heating
Preliminary electrical work (chasing, laying cables)
Complete interior finishing including floors, tiles, door installation, painting work, fine installation of sanitary systems, etc.

I think you are misjudging the price of a double garage with a concrete ceiling. That easily costs 30,000 EUR or more. So you paid 170,000 EUR for the shell without roof, he pays 220,000 for shell with roof and brick. It could also be concrete roof tiles and roof insulation is not the responsibility of the shell. That has nothing to do with mega cheap.
