I find it incredibly difficult to decide whether we should contract our single-family house with basement and double garage as turnkey or as a shell construction with all trades separately. [...] My question is how much I have to budget for the other trades? How much could I save if I contract the trades separately instead of turnkey?
Requesting quotes in layman's quality is not really suitable for seriously usable offers. Therefore, they—especially when they come in cold—quickly end up in the trash bin with reputable recipients; you automatically sort out the top quarter of recommendable craftsmen in terms of quality. From the remaining candidates, in half the cases you do not pick the wrong one if you suspect that they will exploit your lack of experience with only seemingly cheap offers. It's precisely the sly ones who paid the most attention in vocational school. "Savings potential" usually exists only to the extent that you deceive yourself in the process (by quietly contributing own work and forgetting to take it into account). The performance phase 5 of the architect (billed according to HOAI as 35/98 of the fee for performance phases 1 to 8) is more or less a "constant" in the sense that omitting it leads to equally costly learning experiences (keyword "time-and-material hours"). With the further keywords "self-award" / "separate award" / "Gerddieter," the forum search will lead you to my explanations of the phenomenon, which I do not want to fully quote here in order to avoid "at least double" content. We do not do tenders through the architect; I contact the tradesmen myself, but the response is not exactly high.
