Yes, that is the building window for the house (setback areas already included – the carport can be moved 3m further east to the border, but not to the south because of the street). We have had worse (300m2 building window on 1700m2 plot)...

South is actually not feasible because the house is already quite large and you automatically sit in the shade then. And the terrace would be right at the street because of the building window.

I still have to look that up, but we haven’t selected options yet. I just have in mind that the interior doors were estimated at €5400, the staircase at €4200 and the electrical installations at almost €9000. But I don’t find €540 per door bad at all, even with installation. Or am I mistaken?

Yes, well, I overlooked the pantry. It's too small for that. In my opinion, such a utility room is only suitable to a limited extent, because even the beer gets warm there.

I have seen that the heating issue is settled. Is a ventilation system included? How many sockets will the house have? What has been agreed upon regarding sanitary fixtures? What kind of tiles are included? If you say you are at your limit and haven’t chosen patterns yet... this could get interesting. Just as an example: we paid the price of your staircase as a surcharge for our desired staircase.

I understand the problem with the neighbors being able to see inside. When I am at our family doctor, I can also look quite well into our not yet existing garden and into the children's room 1. The bedroom probably wouldn't work.
The advantage for us on weekends and evenings is that the practice is closed.

Plan bright and light-flooded oriented towards the sun. Use the terrace as a children's playground or to quickly have a coffee. It doesn't matter if the neighbor happens to see something there. Find a nice spot on the property for a second terrace with privacy.

How do you manage to get clean into the hallway with slippers or socks when the cars are wet or covered with snow?

Nonsense. You can build a privacy screen about 3m high, if desired, without cutting off your own evening light. That simply isn’t a valid argument. Hedge, wall, wooden fence — all are possible and equally opaque.



Explanation? Why does space need to be saved there, where is space lacking and why? Obviously, you need more than just a place to park cars.

I note that you have somewhat differing views from the standard opinion on what is optimal and what isn’t. That’s fine, just check that your arguments for deviating don’t end up in the German favorites: “We’ve never done it that way / we’ve always done it that way.”

Your concern that neighbors would line up at the few windows from which they could see the terrace (how many windows are there anyway?) just because you use the terrace is quite unrealistic. In terrace weather, better things to do than hanging out at the upstairs windows; if these are normal people, they always have something better to do.

You have prioritized this “privatization” of the terrace so much that you are keeping light out of the actual house. You should urgently reconsider your priorities. Especially in the months when you’re rarely outside, you currently plan the biggest light robbery against yourselves. Because the neighbor has two high windows in the south...? Come on!

Actually, you are not allowed to post any floor plans here, there are so many self-proclaimed architects around, and everything gets torn apart. It doesn’t even matter that the actual builder who is also paying likes it.
