Somehow this is comedy... If everything is so great as it is now, then just buy the property you currently live in.

I maybe don’t see it working. The utility room has already been mentioned. That’s not going to work with shelves. One side will be filled with house technology, the other with washing machine and possibly dryer (or is that as frowned upon as TV and 1.40m beds in the kids’ room?).

Home office in the living room and the kids play upstairs. I’m cracking up... I have a separate office and I often get kids visiting. You shouldn’t forget that if you regularly work from home, this is also tax deductible. But that doesn’t work with a little corner in the living room.

I don’t want to like the house. I find it not airy but cramped for a 10x10 house. And the 2.4 meter ceiling height, you could literally get claustrophobic.

BTW: 290k is quite a statement for a "standard house". What is included in the scope of services?

We tried, but unfortunately there is no way in.


I see myself that the utility room is small and that has already been mentioned several times, but how else should it be done?
As I said, I’ll make a draft tonight with the entrance on the other side.


I think a wrong impression has arisen here. I’m maybe 1-2 times a week in home office and can also choose that myself. I then work until max 3 pm. I don’t see a big problem there.
And for deductibility there is of course the guest or office room, although that only applies if the employer does not provide a place – but I am voluntarily working from home.


What is your ceiling height? And do you have a real comparison or is it more a "I simply can’t imagine it differently"?
We have now been living for several years with 2.40m ceiling height and it never really occurred to us that it would be somehow lower than "normal".
I’m happy to be convinced, but I "simply can’t imagine it differently" and the few thousand euros more for 10cm higher rooms, I really don’t know if you can actually see that.


"Everything" except painting or wallpapering work (interior plaster is included, exterior will be painted) and without floor coverings (tiles and their installation are included). Medium/upscale finishes.
It also seems a bit much to me, but the company is established. The experiences from the Private Builders Association with this company are quite positive.

I find the utility room again exaggerated. Certainly, it is not a room miracle, but the technology and the washing machine definitely fit in there.

Is the red-bordered area really the building envelope on this huge plot?

Living room and terrace facing south are definitely out of the question for you because of the tall house opposite, right?

2.61 m on the ground floor and first floor, about 2.4 m in the basement.
I know lower ceilings from my parents, 2.45 and from the basement of my in-laws (just under 2.1 m).
This is indispensable for a feeling of spaciousness and openness.

Correct, but nothing more. It is unrealistic to talk about walls full of shelves.
I can’t really tell, but I would say the width is around 1.6 m. That means it will be quite tight. The fuse box must be about 1 meter already, so basically only 60 cm remain for the heating next to it.
