Controlled residential ventilation is probably not financially feasible. However, I wonder why the house is so expensive, because when I compare here in the forum and with other (somewhat less reputable) construction companies, there is usually more leeway with comparable equipment. Hm. I will talk to the developer and request a detailed cost breakdown.

We were told that we need a minimum distance of 3 meters to this road, I don't know more...

I find the upper floor great! However, that isn’t a problem with almost any floor plan. The ground floor is usually too small. Here I miss the computer corner in the living room, a pantry by the kitchen, and a shower in the guest bathroom. But maybe that can still be arranged somehow.

Otherwise really good! Thanks a lot for that.

In the last few days I tried another version based on this model. What bothers me is only the interior guest bathroom and the somewhat more complicated upper floor layout. What do you think about it?

30 cm of space between the toilet and the shower, you really have to squeeze through there.

Upstairs the rooms are too convoluted for my taste. Just narrow, thin rooms; can you really feel comfortable there?

The upper floor is too convoluted and on the ground floor I would try to somehow swap the bathroom and the stairs.

When I look at the huge computer corner in the living area, I wonder why not have one room for cooking/eating/computer corner and a somewhat larger room for sofa/TV/guest, with the sofa that can be pulled out as a guest bed. Fireplace position .. consider this once the fireplace is running. Especially take a look at your bedroom access. I also find the rooms etc. all too convoluted. Upstairs, all rooms basically have a kind of corridor stub, which creates larger areas for the room but cannot really be used spatially.

All right, I took the criticism to heart and have now designed a floor plan that we both really like. Huge living room and nicely large rooms upstairs (this version feels like it has much more space than before!). You just have to make sure that the heating technology goes through the gap in the utility room, otherwise you'd have to take away/bevel a corner from the hallway or pantry.



As fine tuning, you could still move the left "vertical" wall upstairs a bit to the right so that the chimney is in the laundry room. Then the two children's rooms would be the same size and the hallway wouldn't be so oversized.

An alternative to the upstairs would be three equally sized children's rooms (I'm for it, my wife against it ):

I also immediately thought of a change when looking at your first version, which was then implemented in version two. Therefore, I like version 2 better. If a 3rd child should really come, it would also be nicer if they do not get a room under 10 sqm.
