Definitely an improvement, I would say. The dressing room and bedroom still need to be swapped, although I would also reduce the size of the dressing room and allocate more square meters to the bedroom. Then, of course, the hallway could also be reduced, resulting in a huge bathroom. (Sketch(!)) This raises the question of whether the square meters could be redistributed differently so that there would be a master bathroom and a children's bathroom. However, with the house width of 7.75m, this is not an easy task.



The hallway on the ground floor is a tad too narrow, I think. Plan kitchen cabinets - then you can see how many centimeters would be left for the hallway.

If the home office on the ground floor is used as a guest room or second bedroom, I would swap the storage/laundry room with the shower on the ground floor so that you don’t have to go through the entrance hall first to reach the small bathroom.

Do we have an excess on the starboard side? Is that supposed to be like that? Opinions would be good.

What is the purpose of the windfang? Actually just one door too many. A hallway becomes more homely when it is, among other things, also illuminated on the entrance side through windows. Plan plenty of wardrobe meters!

In addition, one should mediate the children's rooms and carve out a corner for a built-in wardrobe for the smaller one from the other - this not only balances the size but also turns the planning error of the door positions into a positive.

The measurements are the clear dimensions between the walls. Exterior wall 36.5cm, interior walls 25cm. We basically don’t need a children’s bathroom.
The hallway on the ground floor is 1.30m wide, in the living area 2.50m.


Yes, there is an overhang on the right side of the plan, which covers the entrance on the ground floor.



The wall in the living area would be completely made of glass, so not built. Whether it will come at all is still questionable. Thanks for the tip regarding the children's rooms, that makes absolute sense.

Small update:
Tomorrow we will receive the offer from our currently favored [GU] for the latest floor plan. Additionally, a second [GU] also wants to prepare an offer for us based on the floor plan.
Alternatively, on Wednesday we have a meeting with an architect through whom we would then realize the house via [Einzelvergabe]. The longer I deal with the topic and read into it, the more I tend to prefer [Einzelvergabe]. Let's see how the conversations will go.
