For me, the clearest no-go in the whole house. No entrance can be that representative that it wouldn’t already be less attractive just because of the shy location where you first have to crawl around the house, compared to simply going into the basement. As I said, back there you would more likely suspect it’s for the auxiliary apartment and consider the "front door" next to the garage as the main entrance.

Thank you for all the feedback. When looking at the floor plan unemotionally, it doesn't fit, I completely agree with you!

In the attached sketch, I have tried, on the one hand, to implement your advice and, on the other hand, to incorporate our room program. Please see this sketch as a basis for discussion.

[UG]: Main entrance in the middle, right part is a self-contained apartment, left cellar rooms
[EG]: Northwest office, opposite shower-WC, southwest living room, east-west kitchen + dining room, northeast pantry/storage room
[OG]: Top right bathroom, below two children's rooms, southwest bedroom and dressing room as well as a small office, which we might possibly omit.

I look forward to further discussions

Regards

Granny flat
Bedroom, bathroom too dark
If it is intended for parents or parents-in-law in old age in case of need, please plan the granny flat to be barrier-free and wheelchair accessible
Please furnish the common room
I don't like the hallway/stairs.

Ground floor
I would plan the kitchen closer to the terrace. The living room will often have a closed roller shutter, e.g. for watching TV
Somehow the stairway from basement to ground floor reminds me of a staircase in an apartment building.

Upper floor
I don't like the small galleries.
Does not seem spacious and open, but transmits sound and odors
I would arrange the rooms differently
Dressing room - nice large windows - may please the neighbor
Bedroom - bathroom is quite a walk
Children's room has a strange recess that would disappear without the gallery.

Thanks in advance for the feedback. We are still not 100% satisfied with the entrance situation either, but it is definitely better than before.

It would help us further if concrete improvement suggestions accompany the feedback. Swapping the dining and living areas seems quite reasonable to me, but so far it doesn’t work out because the kitchen takes up 30 sqm, and the living room could be a bit smaller. The gallery is not fixed in the house, the room program is more important.

The main problem is that at the entrance in the basement, either the granny flat becomes even narrower or the garden is lost.

Best regards

Maybe you should be more open to rotating the room layout on the ground floor [EG] 90 degrees to the right and, for example, placing the stairs further forward.
