Hi everyone, glad that there is such an active exchange here about the houses from SEH Schwedische Elemthäuser. I myself bought one with a solid basement almost 4 years ago. The year of construction is 1979. Contrary to what I have read here so far, the wall structure in my house is somewhat different. They are timber frame walls about 13 cm thick. The construction from inside to outside is 1 cm chipboard-vapor barrier-insulation wool-bitumen impregnated hard fiberboard. At regular intervals, there are also the wooden studs. On the outside, the Coloroc façade with the bricks is hung. We are very satisfied with the house. Only the already described problems with the renewal of electrical and water pipes are a bit unusual. For the windows, we found a simple but elegant solution. We installed secondary windows that were placed into the old window frames. The few square centimeters less window area are not noticeable. We had a formaldehyde test done before we moved in. It was well below the limit value. I would be happy about an active exchange of experiences.

I have a covered terrace on the ground floor of my Swedish house Landskrona and underneath is a cellar with a brick layer as the floor. As soon as the cold season begins, I have real wet water drops hanging from the cellar ceiling, and days later the entire ceiling is completely wet. What can be done about it? Insulate? I would be grateful for answers.

Hello Holzwurm, you have the same house as I do. Mine was built in 1980 and is constructed exactly as you described. I just looked it up in the [Baubeschreibung] that I still have. Were your windows broken? I have painted my windows very often and they are still okay. But it is interesting how you dealt with the windows.

Dear Visby,

We are currently in the process of buying a house from Schwedischen Elementhäuser GmbH (Ängelholm). Unfortunately, the documentation we received from the agent is quite sparse. If you have construction documents and would share them with me, that would help us a lot! Best regards, Effesian

If you enter VA 2-64 B 08/33-27/65 approval into a famous search engine, you will come across the official approvals including all construction drawings.

Hello everyone,
about 25 years ago we bought a Swedish element house from the company AB-Elementhus (see picture 1). The house itself was built in 1969 on a solid basement floor (see picture 2).
Now we have a problem:
Our house has aluminum on wood as the exterior facade (see picture 3). The exterior wall elements made of aluminum sheet (0.2 mm thick) and synthetic resin bonded plywood (together approx. 5 mm thick) (see picture 3) are glued onto 20 mm thick plywood.
This aluminum/wood cladding bulges forward up to 15 mm in some places (see picture 4). We have inspected the damaged areas as best as possible; the wall is dry. We have no explanation for why it is bulging.
Does anyone know this problem and can help us?
Thank you very much
Gudrun + Joachim
