Hello everyone, nice that there are still so many with the houses, we have an AB elementhus mockfjärd and I have a question about the built-in closets. We have the large wall closet in the bedroom, has anyone ever removed it? Thank you very much and have a nice holiday, Julian

I wouldn't say "ausgebaut" now - we tore down the cabinet as part of our renovation.

Hello everyone,

we are also interested in an existing house built by Schwedische Elementhäuser GmbH and are wondering whether to demolish or renovate.

What is currently troubling me is a very unpleasant odor. Has anyone else had experience with this? The comment about the insulation wool having slipped down doesn’t quite convince me, it doesn’t smell like moisture directly and there is no visible moisture damage on the upper floor either. I know a similar smell from an older Bien-Zenker prefabricated house, where I suspected chloranisoles.

I am grateful for any advice.

Do you know the year of construction?

Otherwise: take wood samples (you don't need much) ideally from different points and have them analyzed. Costs are in the low three-digit range. Justifiable for the investment in a house.

A house from the 60s, I think, always develops a certain own smell over the years. At least it seems that way to me regardless of whether wood or stone.

Year of construction 1972/1973.

If we get the contract, I might take samples. But: what good does knowing about limit values do if the smell bothers me? It’s quite intense and gets into clothes and all belongings. I would have preferred renovated, but I think it’s unrealistic to get rid of it. Hence the question about experience. By now I am unfortunately quite sure that it cannot be eliminated.

An inherent smell in wood is rather something pleasant; for example, we currently also have wooden floors. I also recall a much older listed apartment with wooden floors that had a very pleasant characteristic smell.

With us, the smell was gone after everything was outside: https://www.hausbau-forum.de/threads/schwedisches-elementhaus-ab-elementhus-umbau-vs-abriss.31351/post-343899 I mean, from the 70s onwards they had a different wall structure and no longer the spruce board plywood, but I'm not sure about that.
