Our heating pipes are made of stainless steel. We will tackle that in the warm months. We will only connect a new radiator in the bathroom and keep the old system for now. It is intact and the radiators look like new.

Now we want to sand the wooden ceiling on the ground floor, cover the walls with plasterboard, and renew the floor down to the concrete ceiling of the solid basement. Let's see what we encounter there. Do you have any idea what was installed in the floor? We found sawdust in the ceiling between the ground floor and the top floor when we had to open the floor in the bathroom on the top floor to lay new drainpipes and water pipes. Now we also have a bathroom with a shower and toilet on the top floor.

Does anyone of you have an exterior facade with concrete bricks? We are thinking of removing them. They are only hung on wire. Then we want to attach insulation boards and have them plastered. Mice have found a way under the roof in our house because the previous owners let the house become completely overgrown in several places. The branches/vines have pried open the gable wall and pierced the grids on the sloping roof. This made it easy for the rodents to get into the attic. But we have already done a lot of cleaning and made the knee wall + roof unpleasant for the rodents.

This is the attic before and after and the floor plan of the attic. And from the outside, but unfortunately only in poor quality at the moment. Do all houses of one type actually have the same floor plan or shape?

Hello owners of a Swedish element house,

really great that you exchange your experiences with the element houses here in this forum and also provide photos.

I myself possibly have the opportunity to purchase an SEH of the type Landskrona in BW near Stuttgart. At first glance, the house looks very well maintained. Solid basement (dry), ground floor (113m2) and attic wooden frame construction. Windows on the ground floor and roof covering were already renewed a few years ago. The heating in the basement was also switched from oil to gas. Otherwise, everything is probably in its original condition (single-pipe heating, old bathroom, original fitted kitchen, ...).

Now I am trying to get an idea of what price would be reasonable for such a house. Based on Landskrona property listings found online, I already have a good picture of the price range on the market. What I am still missing is a feeling for the renovation costs to be planned.

It would be really great if you could give me a rough figure based on your experiences, as to what should be planned for the major scopes such as possible containment of pollutant contamination, external insulation, renewal of heating pipes and radiators, electrical system, as well as new cladding of walls, floors and ceilings. Financially as well as timewise.

I look forward to any experience values from you.

That depends entirely on the scope, full renovation vs. refurbishing... It ranges from 700-2000€/sqm

I also have a Landskrona and live near Stuttgart. I renovated last year as well and did a lot myself. Ground floor and attic, bathroom, toilet, doors, heating, floor, walls, and the exterior facade which is made of wood. It was a lot of work, but it was worth it. All the best for your project.

thank you for your quick responses.

Well then, I will assume the middle ground, so 1350EUR/m2.
With 113m2, that comes to a good 150,000EUR that should be planned additionally. However, I would assume that the amount of own work remains moderate and the value can still fluctuate significantly depending on more or less own work or unforeseen circumstances.
When you look at your area and costs, can you roughly confirm the determined value or do you see major deviations? If I understood you correctly, you have done a very large amount of work yourselves?

: Based on the information and photos from the forum posts, I assume that your house corresponds most closely to the one I have focused on. Since we also come from the same area, my question would be whether we can somehow get in touch outside of the forum?
