Good morning dear all

So the draft is actually from the architect and it was also dimensioned, I only cut it out. That was what she designed after my first drawing.

Basically, it (at least on the ground floor) does not deviate much from what I had in mind. Only the staircase had to be moved 60 cm further to the left to create more space for the bathroom on the upper floor. We then gave up on the kitchen island in the middle (that was our nice to have). Also on the large side-by-side refrigerator. Admittedly, the kitchen is not a particularly important room for us. No one stays there longer than necessary and we certainly don’t want to sit there. Our priorities in terms of the kitchen lie elsewhere. Mainly on enough storage space (many tall cabinets) and enough surfaces to place small appliances and chop. The recessed square will probably shrink a bit.

Thus, the kitchen and the rest of the ground floor are almost perfect for us. I will implement a few things I learned here: the door to the living room opens in the other direction, the door from the hallway to the kitchen will be wider, and the windows will be larger/more. Whether the sofa fits better on the north wall or so, I will decide when the time comes.

My bigger worry is rather on the upper floor: wardrobe too narrow and bathroom too oppressive. But I think I have found a solution for that. I will discuss it with the architect as soon as I have the new drawings from her and then share the new designs here.

I find the sample design better than the current one. For the bathroom, take a look at floor plans on the internet, for example on Pinterest. There are small bathrooms (it’s not that tiny after all) that include a bathtub, toilet, shower, sink, some even have 2. The niche you incorporated is hardly more than a large cupboard in the kitchen.

I don't have time to google the manufacturer right now; but if it is a prefabricated house with "wooden walls," you probably have to decide the position of sockets, TV connection, etc. long before any digging even begins? Deciding only once you're in the room which wall the sofa will be on (and consequently maybe also where the TV will go?) could therefore potentially become difficult?

The calculation of the floor area ratio is regulated in the Baunutzungsverordnung. Since it is a federal law, it is the same throughout Germany. Unlike, for example, the definition of a full storey in state law, the applicable Baunutzungsverordnung is statically tied to the development plan. Thus, the Baunutzungsverordnung that was legally effective on the first day of the public display of the development plan must be applied, in your case the Baunutzungsverordnung 1968. At that time, regulations regarding garages, parking spaces, etc. did not yet exist. Therefore, only the floor area of the main building counts. Accordingly, your house could be almost 3 meters wider at the same depth. If the city sees it differently, they should be able to justify it well.

We also built a house using timber frame construction and did not have to decide on any socket or similar before the house was set up. We determined the exact number and placement of sockets, switches, etc. on site together with the electrician after the house was erected.

The floor plans have now gone back and forth 4 times. I should get the final draft tonight. Then I'll show it here. I'm already looking forward to it! But it doesn't differ much from my first draft. A few weak points with windows etc. were resolved and the dressing room and bathroom were made bigger. HIHI
