Hello, quick question: Have you already signed with the prefab house company? Unfortunately, the whole thread reads to me like the typical recipe for a 'disaster house.' You take a prefab house floor plan, move all the walls around, add a kitchen island here, a walk-in closet there. Result --> a house that doesn't work. The approach that YOU create preliminary drafts and the 'architect' is supposed to implement them says a lot about your 'architect's' understanding of the work. If you can still get out of the contract, do so and take your room program, wishes, and the development plan to a real architect and have someone plan your house who actually knows how.

I don’t quite understand what you mean now. The architect comes from an external architectural firm and not from Bien-Zenker. I think if I walk into any other architect’s office, we’d end up the same. He/She can’t read minds or smell what I want and what demands I have. Then we’d be sitting there like "Wall Y please 30 cm to the left," "Wall Z a bit slanted and not quite as long." It’s easier if I sketch beforehand. That wasn’t her idea either. I insisted on it and rejected further drafts from her.

Oh, I know I’m a really complicated and confusing person. I sincerely apologize to everyone who wants to help me.

Roof pitch? I'm also well over 1.90 meters tall, and a knee wall of 1.2 m with 45° for example is more than enough. 1.6 m at 38° should also fit without any problems. Draw it all out on graph paper in millimeters and see where the 2-meter line is. And then he just has to sit down when going to the bathroom like you normally do. (Then you also don't need a urinal anymore).

There are door stoppers in all kinds of variations. We have a wardrobe door with a glass insert behind the door handle, and it doesn't get damaged.

You are paying a whole lot of money for the architect to do NOTHING! Either you two don't get along, or you should give the lady some free rein and trust her; with pictures and text, you can certainly convey what you want. First of all, it should be about planning which rooms are needed, where they should be located, how they relate to each other, and what other general conditions there are. Moving 30 cm to the left should come later, once you are sure about the basics. The way you are approaching this so far carries a significant risk that you will get lost in details and no longer notice that the big picture is not coherent. It could very well be that, given the size of the house, a few points (especially the dressing room?!) simply won't work...

So now something basic. I am totally confused. We are currently living in a 3-room apartment with about 70 sqm. The size is absolutely okay for us. Everything fits in. And now I’m planning a house with about 120 sqm and nothing fits anymore. How can that be?
Just thinking about the bedroom alone. At the moment it’s nice with a large walk-in closet, a dresser (for bed linens), a matching cabinet (filled to the brim with care products, cosmetics, glasses, bags, etc.) and a makeup corner with a vanity table. Now when I think about coming in and my front door first blocking the cabinet, no space for vanity table, dresser and cabinet (where to put all the stuff?), I could cry. This is just crap. It can’t be that we are worse off with a home of our own than before. I know this sounds like I’m a whining brat, but it just makes me unhappy.
If I already don’t like how the house could become, would you pull back and give up building? So far we’ve only burned a few thousand on architect, surveyor, etc., but are still waiting for the notary appointment.
Now in our area it’s a real pain to find a plot at all. After over 3 years of searching, this was our only chance and it’s also a good location, acceptable price, no slope, etc. This is basically what I have worked and dreamed for all these years and now it’s not at all how I imagined it.
I am so frustrated. Sorry for the whinging, but I just had to get it off my chest.

Now a stupid question. Do you have a contract with Bien-Zenker or with the architect and use the Zenker house as a basis?

And why do you take such a small floor area and thereby create the trouble in the first place?
