It's not just about the square meters, but about the layout! If you rearranged the rooms on the [OG] differently and maybe also moved the staircase, you could have a large bedroom without a dressing room, which still has space.

we have contracts with both. One with Bien-Zenker for the construction of the house and a separate one with the architect so that she designs the house.

But not without the bathroom then looking like an overly long storage room

Oh guys, today I am probably useless because I am too frustrated. I need to get over it and regain new strength and inspiration. Thank you for your patience and your suggestions.

The floor area ratio does not allow for a larger floor area.

That all makes no sense. The architect is NOT from Bien-Zenker? Normally, the architectural service is part of the contract with the prefab house manufacturer. Going to an independent architect with a prefab house design and then presenting preliminary drafts to her and forbidding her own planning is simply the most wrong approach imaginable to get a reasonable, functional house.

Who says that? The built-up area for the 125 model is 86 m² and you are allowed to build just over 100 m². If that came from the architect, fire them immediately; if it came from Bien-Zenker, ask why they don’t want to sell something bigger.

Well, there are also jokes like paths, parking spaces, carport, terrace, etc. Often, however, there is a regulation in the development plans that these secondary sealed areas may exceed the floor area ratio by a certain percentage. Have you looked at the development plan carefully?
