when are you building (approximately which quarter), with whom (general contractor or individual contract) and what (solid construction or timber frame)?

It is currently not excluded that the new government will launch some immediate program that directly affects you. There are things that must be determined during the planning phase, but there are also things (e.g. sizing photovoltaic systems, possibly storage) that can be defined during construction depending on the current funding programs.

A good energy consultant is much more than just a number cruncher for building applications and KfW, and can especially help with optimizing construction methods, building services, and funding topics. I would try to get an engaged consultant and involve them from the beginning.

Construction will start from Q1 '22 (I hope), since it is a well-known family business and I "actually" am not in a hurry, I leave it up to the shell construction company when they pour the floor slab and start building the walls. This also settles the other questions - individual contracting, solid construction with T8 or T9 42.5 cm (according to energy consultant + triple glazing + heat pump + photovoltaics that is sufficient for KfW 55 EE).


Here in the region? No chance. Here you can choose between those who do the service by the book expensively and cheaply.

Today we canceled the gas connection with the utility company and commissioned the air-to-water heat pump.



That may be true, but good neighborliness is very important to me. Our neighbor was not very enthusiastic about the prospect of an air-to-water heat pump. But he is a pragmatic and nice guy and said he can’t forbid us and will just close the window if it gets too noisy.

But I hope it won’t rattle and hum much.



That sounds good! Last weekend we took a walk through a new housing development in the neighboring town and listened to heat pumps. Some were really quiet, but one air-to-water heat pump (probably running at full power) made quite a noise. But now we hope for the best and that our model is reasonably quiet and our neighbor comes to terms with it.

good decision, congratulations! I hope you were able to rein in the general contractor a bit regarding the hefty surcharges. Regarding the noise, there might be the possibility later on, if needed, to use "soundproofing plants" (e.g., thuja). Otherwise, when planning and installing, make sure to have a sufficiently sized foundation and acoustic decoupling of the outdoor unit.

I find it interesting again what is being written here. And you can see, there is the faction gas or heat pump. And neither of the two is right or wrong. You have to choose the right one for yourself. We were also on the gas trip at the beginning. From an economic point of view, I see hardly any disadvantages here. However, we decided on a geothermal heat pump with deep drilling. Together with ventilation with heat recovery, underfloor heating, etc., we are building according to KfW 55 EE. Ultimately, we want to be self-sufficient, do something for the green thumb, and not deal with speculation regarding gas. Together with photovoltaic, we are well prepared for the future. Someone wrote here whether KfW would be worthwhile? We say yes. We do not take the KfW funding, but the grant that we receive directly transferred to our account. Thus, we deduct this amount from the loan amount and save monthly. And together with the IBSH interest rate, this is a cheaper combo than if we had gone with the KfW funding.

Given the current interest rate situation and because my local bank also offered me a similar interest rate but with a fixed rate for 25 years, I would want to do exactly the same. BUT and this is exactly what I actually wanted to get at with my question, is it worth it in relation to the administrative effort. Because even here I really hear 50/50 stories, some (especially banks, EB, and companies) say no problem at all, just one or two forms and presto, done. The others (friends and acquaintances who have already built) say never again, because their EB gave wrong information and the effort (especially during the intensive construction phase) cost time AND nerves that you can simply save.
