I would never build on the property without a basement. Not that much excavation will come out here. And then you will also need something for the terrain modeling. Find yourself an architect or a general contractor with experience with such properties...

I’m not really happy with the design. The idea of using the basement as the entrance floor is basically good. But then the wardrobe should also be consistently placed there. However, that would be doable. The freezer room doesn’t need that much space. A straight staircase always makes the hallway long. Here, heading towards the future wardrobe, it will then be dark. So: corridors in the basement and ground floor are not really cozy, welcoming, or homely. There’s no space for a bench or something similar. On the ground floor, there are many small storage rooms. The wardrobe here could easily be doubled by simply leaving out the walls. So if it should stay there, just leave it open. The problem with the orientation is that the terrace faces forward and the garden is to the north... I would move the guest WC to the north, for example next to the pantry, and then shift the rest counterclockwise. But actually, I would reshuffle everything. Because the kitchen is too small for 4 people, the living room very spacious. And the kitchen belongs to the terrace for barbecue evenings... so I would rather place the active room towards the terrace, and the chill area to the back. Combine the utility room and laundry room. Upstairs: where does the bathroom drain? Through the living room and then where? Somehow the garage is in the way? The bedroom can be smaller to the advantage of the walk-in closet, which somehow also missed the mark. And somehow also open the house on the ground floor to the garden. Or is it so bleak?

I will use a self-drawn one. Even prefer it. Building boundary and neighboring buildings would be interesting.
