To the OP.
When we specifically planned to build in spring 2016, a friend of mine who works in the construction industry told me 300 for 100 sqm with land. I told him, that’s not possible, we can’t afford that much. We have 200 and 70 for the land. Well...
We then sat down and made a plan. Must, nice to have, unnecessary.
Under Must came things like single-story, walkable floor as a basement replacement with real stairs, guest WC, barrier-free shower, utility room with back door, separate kitchen, not in the living room. Monolithic wall, no ETICS, triple glazing. Under nice to have colored windows, brick cladding, garage instead of shed, underfloor heating. Under unnecessary roller shutters, glazed roof tiles, expensive fence.
We set the size at around 110 sqm, living room, bedroom, guest room, office, kitchen, bathroom, utility room, guest WC.
With this as a specification sheet, we held talks with the building company and house builders and quickly realized it would be tight. In the end, brick cladding was discarded, colored windows too. The room program remained, the garage was made possible, underfloor heating as well, and we ended up at 285 completely including outdoor facilities.
About 70 of that goes to the land. We always made sure during the construction process to stick closely to the construction performance description, implementing special requests functionally and affordably. Karsten

I find your approach absolutely right . What is necessary are functional rooms, a kitchen, sockets in sufficient quantity, preferably a few larger windows for more light, thus more quality of life despite a few square meters less, and and and. Many wishes like a large garage, cellar, oversized retreats, many 3-letter upgrades like KfW or KNX make the house wish expensive. This "we only build once" and for every eventuality a (construction) like for example the automatic switching of the heating once a year during vacation, turning on the stove twice for coziness, using the steam cooker three times for the asparagus and working from home four times a year, 5 overnight guests per year (therefore a guest room) and rain 6 times a year (therefore the direct entrance from the carport) when you come home, all that makes building a house expensive. A hobby room in the cellar gets cluttered, for the Advent days you can gladly take a socket extension, only the homeowner can operate the KNX gadgetry, the glass staircase always looks greasy... you can also make life difficult for yourself [emoji6] But I can understand if one wants to afford one or another nice-to-have. And many can do that. Very few are disciplined, and if you are, the partner does not have to share the same opinion [emoji6]. Besides, one must differentiate: rural house building possibly includes a pantry and a place for a home trainer, whereas with urban infrastructure this is not necessary. Additionally, there are many who spend their evenings at home more than others in clubs. Therefore, more retreats for individual family members are needed. One cannot take the decisions away as a forum, but one can point out that in the end there is ALWAYS more to pay than the catalogue base price.

The statement that the catalog price is not sufficient is definitely true. However, I have the impression that with the big names like Heinz von Heiden or Viebrockhaus or Town & Country or so on, it deviates more clearly from the final price than with the local builder. The local builder usually offers a livable standard already in the base price. At first it seems a bit more expensive, but in the end it is cheaper, especially since he does not tie the builder to sample centers where he heavily calculates the surcharge. For example, we were allowed to choose tiles at Harry in Lübeck, the builder ordered them, and he passed on 10% of his bulk purchase discount. Karsten

I think the small local ones are more flexible and can better respond to requirements. There are also GUs who make fair reductions for the customer if they remove something from the [Bauleistungsbeschreibung].

However, as a home builder, you have to consider in advance what standard is personal for you.

Maybe the provider who seems more expensive at first glance is ultimately the cheaper one. If the cheaper one has everything you want, why not.
