There are programs that include plaster in the calculations.



I don't like it.
I see a spacious children's room and one quite small, standard-sized. I see a floor without any storage qualities. I see an office with a possible roof terrace, I possibly see ONE child’s room with access to the roof terrace.

If you want to change something, you get a different floor plan. I would simply enlarge the upper floor.

Regarding the ground floor: The entrance is way too complicated and small. 1.45 m for a coat niche, where then a narrow wardrobe and chest of drawers are supposed to stand... then the stair wall... that does not make the corridor functional for 4 people.
I like the rear location of the bedroom better...
I’m still missing a dimensioned site plan, did I not pay attention when hopping between pages???? It’s interesting where the path along the house is supposed to start. And how many cars pass by there every day...

The kitchen feels too much like a one-way street, if a cabinet is open or the property gate is open, there’s no getting through.

ahem... Yes, you catch yourself... that you no longer take these things for granted: washing your hands when you get home... washing your hands before eating... it takes Corona for you to take care of yourself again.

I agree with you, it still somehow doesn't fit. At first I thought the plaster was already included in the wall thickness of 46cm, but that is not the case either.

I also recalculated these figures with a calculator... Only one children's room (as described several times) was not calculated correctly due to the roof still incorrectly lying on it. All other measurements deviate slightly (approx. 0.2-0.3). I think it is due to the windows. These are floor-to-ceiling and thus count towards the living space. On the other hand, plaster is added to the wall.

One is a narrow shoe cabinet, the other is a placeholder for jackets.
What is your concrete suggestion for the hallway?
Widen the wardrobe? That would also bring more square meters to the upstairs bathroom... or more depth.

The bathroom is also incorrect in the calculation. But are we going to fuss over small details? You need to provide fundamentals, otherwise no one can help you here.



Has a current site plan been uploaded here already? With ALL relevant information? Right of way, indication of neighboring buildings, access via the front property, possible trees. Old buildings, dimensions!!!

Is the property flat or does it have a slope? Important!!

Have you already contacted the building authority, is construction permitted on the property?

Is there a development plan? If yes, what does it say about eaves-ridge height, roof shape?

You always speak of a hipped roof? What does that look like to you? Do you mean rather a gable roof? Sketch this on graph paper and upload it to us. Then we can assess it. Hip and flat roof clash!

Detach yourself from the drawing programs, draw on graph paper and move the furniture back and forth on it. Also print out the site plan and the house and manually move it on the site plan. Later on, go to the property and peg out the corners. Beware, you will be shocked how small everything appears.

Does the driveway radius into the garage work? Print out a driveway radius and also lay it over the site plan.

These are annoying questions for you now, but they must be answered, otherwise you will end up as there:
