L-shaped floor plan - What is your opinion?

Good morning,

: Children are planned, but not here yet. That’s correct. Rooms 3 and 4 are preferably the children's rooms, as they have a nice south-facing orientation. Room 1 is planned as an office (home office).
Regarding your question about the extensions. So the L (the blocks to the left and upwards on the plan) are not just pure 'extensions'. The ground floor is a full-fledged story, similar to a bungalow. Then another story (probably somewhat set back) will be built on top of it.
I have attached another picture showing the two stories stacked. This way you can see the walls of both stories. I hope this helps with the explanation?

: Hipped roof and knee wall: We are still completely open on that. If the upper floor is set back (in relation to the alignment of the exterior walls with the ground floor), then we could also imagine the upper floor having a flat roof? But maybe also a hipped roof with reasonable slopes (i.e. comfortable knee wall). The two cubes that are not built over in the upper floor could have a flat roof (with terrace) or a hipped roof. But we are far from that point yet, form follows function…. First the floor plan, then we will see what 1. looks good in terms of knee wall and roof shape and 2. is affordable. I have slightly supplemented the drawing from yesterday. I hope it is now easier to understand? The first grey block is an existing house, I shaded it out so that nothing can really be recognized. Regarding the budget: well, we are still flexible. We wanted to wait first and see what the offers say. It will probably also be a huge difference between KfW40+ and KfW55. We have to decide that when we have more precise offers, what is worth how much to us.

Regarding the arrangement of bedroom / bathroom: Yes, that is currently our biggest drawback! What happens if you swap the two rooms (bathroom and bedroom)? Then the bathroom becomes a passageway and the door faces the living area. The restroom is no longer quiet now. Basically, I can very well do without a guest toilet. It is currently only planned because the master bathroom is located in our private area.

The architect also criticized this exactly, that no one could sleep anymore if the arrangement is left like that. So basically, you have to say that we get up together every day and also go to work together. But on weekends I do like to sleep longer than my partner. In that respect, only I would have a 'problem' with the floor plan. The architect suggested designing a room within a room. So: you enter the private area from the open living area, then you would have a corridor on the left leading to the dressing room and bedroom, and on the right would be the bathroom. That was her suggestion and she would simply develop it further for us. Of course we also took it on and tried it out at home. But this solution with the corridor just looks really stupid. We could not warm up to it. That’s why, out of frustration, it was initially 'back to the beginning', meaning the arrangement we have now.

What would be concrete suggestions to solve the problem of bathroom / bedroom arrangement?

Kfw 40+ is not the cost driver

The floor plan is the cost driver

Without roof pitch and knee wall, there is no need to discuss the upper floor

1. The floors belong together. Moving the staircase changes everything. 2. As you have drawn it, the structural engineer will express some expensive wishes. 3. Your unconventional shape costs money - a lot of money. Do you understand that? Living and sleeping habits change, especially with children.
