Single-family house 160m2 with basement, 500m2 plot

Hi,

the building boundaries and the plot can be seen on the plan, right?

I will try to take pictures at the plot in the next few days, it’s a bit difficult time-wise at the moment.

So far, we have only talked to the construction company to get a comparison offer. The plan in the first post came about after the initial meeting. After that, we gave feedback for 30 minutes and this is what came out of it. We were told that once we have decided on a construction company (which we now have), we can start planning properly. It’s also clear that you can’t just push around an architect freely.

The other problem, of course, is that you don’t exactly know what you want, but quite quickly see what you don’t want. I think it has to be an iterative process.

My reasons against a freelance architect are based on experiences of friends and relatives. In many cases, I would not have mentally coped and would have directly ended up with burnout and unable to work. Building can be very stressful. We want to have a construction supervisor during the build who controls the construction company, because we have had too much stress in life in recent years and need to make it as stress-free as possible.

Others would say, “then just don’t do it, stress-free building doesn’t exist,” but I believe there are quite a few possibilities.

Our suggestion to hire an architect is based on the procedure of having the architect’s house design then built by the construction manager. No one here advised you to have a house designed by the architect; in our opinion, your wishes and your plot are too standard for a custom build.



Some experiences you either have to make yourself or be able to let go of. Not everything is the same just because the wool is the same.

Regarding the site plan: okay... here is my floor plan suggestion:

What costs can be expected? I hadn’t even considered separating the two, since the contractor does it "all inclusive," but maybe that’s exactly why the quality isn’t the highest.

Is that a hidden pedagogical attack?

Not that I wanted to offend you with anything, but apparently I did... what is a site plan? The empty plot with the building area?

That's all I have on hand right now. I can download the development plan again later and anonymize the plot location there....

The next person who puts more effort into blacking out supposedly irrelevant information than into filling out the questionnaire will have to manage without me - just to get that said on the occasion. Maybe there was something there with which you could enrich my grütze thread ?

I had filled out the questionnaire as much as I could. What information are you missing? Besides, everyone should be allowed to keep a bit of their remaining privacy on the internet, right? Who knows who is reading along here...
