.. you are right, rotating does not immediately achieve anything. However, I do not see the spot quite as critically either, since the dormer corner already has about 2m height there on the corner. However, a few more precise measurements would be good. There might also be enough space if the bedroom wall above the floor plan is pushed a few centimeters (about 15-20) upwards on the plan .. just as far as the left side would allow.

How (exact) are the cardinal directions? Could not find a north arrow on the plans.

... true, it’s usually one of my standard questions ;) ... I probably assumed here because of the terrace location etc. that the plans are oriented to the north :oops: .. well, let’s see how the answer turns out.

There is no north arrow, south is at the bottom.

I am also convinced that we will get some photovoltaics on there, possibly as in-roof photovoltaics. I am glad that the mansard roof contributes not only to our own pleasure. The cost factor certainly does not exactly favor the preservation of this roof form in new builds. In Munich, you see it more often, especially with row houses, semi-detached houses, etc., where you can really get good space out of the attic, an important factor given the insane land prices.


Thanks for the hint about the kitchen, we will tackle that soon.
Theoretically, a somewhat smaller basement would also do. We cook a lot, so we need some storage space. Some fitness equipment is to be moved into the hobby room gradually...


Sorry, I had grandiosely announced in the opening post that "plan-bottom" is south on the site plan, but then didn’t attach the site plan – I’m making up for that here. On the floor plans, south is thus at the bottom, with a slight tilt to the left. Small additional info: There is an older house on the property that still needs to be demolished.

Regarding the general attic bedroom issue: In fact, in previous plan versions there was even less space here; the bathroom wall was then slightly moved to the right and the dormer slightly enlarged. We had the impression that might be enough, especially since we’re under 1.80m and can still stand in the area behind the 2m line.

It might be possible to push the bedroom wall up a few cm, however it lies exactly above the upper floor wall, which I think is not bad statically. Another option would be to widen the dormer to the left, but then it would no longer be centered.

The width at the dormer is about 2.70 m – so minimally more if you place the bed at the other wall.
Under these conditions, would you actually say it is too tight?

Regarding other points (I’m giving up on exact quoting here ;)):
- Guest WC behind wardrobe: That is definitely a point; we will reflect on it again – spontaneously, though, I think we can live quite well with it.
- Shower door in the kids’ bathroom: Actually, our wish was to do without one. Possibly the shower wall could just be extended a bit? Should still fit with the washbasin, although the wall would then cover a small part of the window (probably manageable?). If the window is moved further down on the plan, the exterior view would suffer somewhat.
- Bathtub in the master bathroom: We deliberately decided on this, combined with the fact that the bathroom can be accessed independently from the bedroom. With very small children, you have to be there anyway. Later they probably won’t bathe much anymore, and if so, they can simply go upstairs to the bathroom. We ourselves certainly also like to take a bath occasionally.

I think the bedroom could work. You really should plan your intended furniture to scale in such "bottlenecks." This includes calculating enough room for the bed frame and so on.

I don't find the wardrobe/guest WC situation to be "objectionable" at all, for example. Simply because it is an unobtrusive but generous wardrobe situation. And, honestly, what is supposed to be wrong with the WC? It's just a WC ... and it is not in view of the kitchen or dining table, etc.

I have already commented on the shower door and bathtub.

Is the budget purely for the house or also for the plot, etc.?
