House with roof terrace in Passau

Hi,



A small entrance hall with kids and a stroller really drives you crazy, every square meter more is really valuable.

Utility room also as a pantry? Honestly, I find the washing machine and dryer together with food in a rather small room to be critical. The two appliances emit quite a bit of heat and moisture, I wouldn't want to store my food next to them.

It's more about potatoes, sealed packages of noodles, and stuff like that. Perishable food is stored in the fridge or another area of the kitchen anyway.

By the way, I’m currently working on building the house in 3D, including an approximate terrain layout. Several issues have come up that need solutions. For example, it’s not possible to go from the large window south of the dining table onto the terrace because the window of the basement apartment’s bedroom is located underneath. At the moment, you can only access the terrace from the kitchen. Certainly not a big deal, but we would prefer it differently.

The issue with the laundry chute also gives us headaches because it pretty much limits the furnishing options in the bathroom on the 2nd floor. But these things will only be discussed with the architect after we have reviewed the plans and cost estimates with him. According to initial calculations based on price per cubic meter, it’s quite a bit more expensive ^^ I need to first offset that against the higher rental income from the basement apartment...

Potatoes regularly spoil in our cellar because it is heated to 20 °C. At higher temperatures, you can completely forget about them. But it's really a minor problem.

Do you really need the laundry chute? We didn't even plan it with us because we simply didn't see any advantage. With _one_ chute, you have to sort the laundry again at the bottom into light/dark/fine/boil-wash. Where is the advantage in that?

The advantage, in my opinion, is that I can do it centrally in the utility room. Otherwise, you always have to plan a laundry basket for dirty laundry.

In my parents' house, there is something like that too, but only from the parents' bathroom to the laundry room in the basement. That was at the expense of my childhood room, as they did not realize how large the shaft would become.
If it can be realized, it's simply a practical thing, but I will not compromise on the furnishing in the two bathrooms just to fit the shaft. Either it works or it doesn’t. The world won’t end if it doesn’t.

In my upstairs floor plan


one could even consider accommodating the washing machine and dryer in room 6 together with a central vacuum system. That saves the laundry chute. Then dirty laundry can also be collected there .. and only on nice days do you just have to take the laundry basket outside, that is, downstairs, to hang the laundry there.

I don't find it dramatic at all to only be able to access the terrace through the kitchen. From the dining table, you generally don't go outside. When going outside, you take a drink or quickly grab a cloth to wipe the table outside from the last rain, etc.

After spending the last few weeks racking our brains about what we want and how it would be feasible on the property, we had an appointment with our architect last week where we basically threw everything out the window.

The roof terrace means that you have to move further away from the northern property boundary, thus the nicest part of the garden is limited. The granny flat in the basement would have then claimed the remaining part of this garden section for itself. So, we would have only had the garden in the west left. That wouldn't be a problem in principle, but the property borders my parents' property there, and we want to maintain a certain distance.

So we decided to drop the roof terrace and the granny flat.
Trying out different floor plans made it increasingly clear that a longhouse fits best there.
Since you would either have to fill up on the east side or dig out on the west side (slope from west to east approx. 3m height difference over 30m length), we came up with the idea of a split-level building.

Since I have now moved away from my tower construction (2nd floor, etc.), I have figured out for myself that considering our age it wouldn’t be bad if we could somehow arrange it so that the most important rooms for us are distributed across the ground-level floors.

What resulted is a house approximately 22m long and 6.5/7.5m wide.

We discussed this the day before yesterday with our architect and this is now probably the room program that we will continue to develop.

Since I am extremely impatient with such things, I casually grabbed Revit ( thanks again for the info ) and gave it a try myself.
Access to the property is on the east via the (visible in 3D PDF) turning plate. The carport would probably be placed in the northeast corner of the property, then you can also get into the house without getting your feet wet.
The main terrace would be in the southeast, another possibility is to sit in the north by the front door during high summer. There is also the option to go straight from the sauna in the master bathroom into the garden in the west.

I would be very happy to receive suggestions
