What surveying costs apply to the property?

We are building for the first time, I am a bit confused regarding the surveying... or rather the costs. The offer was obtained by our construction company from a publicly appointed surveyor... one says it is cheap, the other says it is way too expensive... What is actually required in NRW?

The plot is located in a developed new residential area, the boundaries and lengths and heights have already been determined, there is an address and there are also plans with measurements of the plot and of the entire residential area, basically everything is there... The plot has been purchased, we are waiting for the owner entry in the land register...

We should not compare apples with pears (or rather dried fruit here). I don’t believe your site plan would meet the requirements of the BauPrüfVO in NRW. A site plan according to §3 BauPrüfVO. If no condition according to §3 (3) is met, the designer could also create the site plan. Whether that is cheaper, I do not know. In any case, I have seen many site plans from architects that were only good for filing P and prolonged the approval process.

So a "non-official" site plan is still a qualified site plan if it is prepared by the publicly appointed surveyor?
Does an "official" site plan then cost even more?
The "simple" site plan does not therefore mean the "non-official" site plan?
