House design - Single-family home - Can be separated into a two-family home in the future

Your preceding hallway should be separated. Then there is at least one door in between. Some people watch TV in the adjoining room upstairs, which should only be disturbing at inconsiderate volume levels.
More likely, the intermediate bedroom could become a problem.
As said before: you don’t have to focus on details now; as shown now, the design is not finished.

So, I have now taken the last time and tried to change and shift something. Unfortunately, I (and others) lack information about you and your wishes. The questionnaire is only half filled out anyway and – as already said – basic ideas about the house are not yet solidified, so while I can change something, I could also have 10 different sketches if I always assume different basics individually – if I had the time. The conservatory that was asked about has now called everything into question for us. And that’s a good thing: you should question every detail, why and for what reason you want something. It must always be questioned whether something could be done differently (e.g., light in the house through conservatory: conservatory is bright, but the rest of the house is kept dark: can you also build a house that is as bright as a conservatory?) And another tip: books from libraries or older prints are usually patient when it comes to design and technology. So invest once in the expensive magazines concerning architecture and construction. Also, Pinterest (search term architecture, floor plan, or house building) and Houzz are good websites to see what is possible. You don’t have to implement it yourself, but you should know how something can be implemented!

Hello,
after a long time I am back with a new design that fulfills almost all our wishes.

We (a family of 5) plan to build a single-family house in Lower Saxony next year. The house may possibly be divided in such a way in 15 years that my wife and I live on the ground floor and sell the upper floor or keep it for the younger family members.

It concerns a building gap, there is no development plan.

Plot size 911 sqm
Number of parking spaces: 2
Number of storeys: 2 full storeys
Roof type: gable roof 25°
Style: conservative

No basement
Number of persons, age: 2 adults 42 years, 3 children 7, 9, 12 years old
Room needs on ground floor, upper floor
Office: family use
Overnight guests per year: couple of times a year 3-4 persons
Closed architecture
Conservative construction
No open kitchen
No fireplace
Garage, carport: yes both, but the garage will mainly be used for bicycles and as a storage room

Other wishes: Definitely a conservatory!

House design
Planned by: architect
What is disliked? Possibly too much circulation space, but can be reduced? Bathroom furnishings downstairs
Preferred heating technology: gas

Please give your opinions.

With two bathrooms, I would prefer the one with the bathtub to be by the bedroom rather than by the study.

Hello Paulus,

in the meantime, the house has taken good shape and is on the right track. However, I already see the planning somewhat as Ultima? Has it already been submitted as a building application? If that is the case, some advice might be a bit too late...

Thank you for the quick responses.

What you mean by the bathtub makes sense, although we rarely use the bathtub but possibly more with increasing age, therefore on the ground floor.

The plan has not been submitted yet, but the architect must have it by Wednesday morning at the latest, so it's not too late for your advice, but please hurry.
