House design - Single-family home - Can be separated into a two-family home in the future

I don't believe that anyone would sell the attic of their property, which they have lived in for about 20 years, just to have "strangers" living above them in old age. When the first child leaves, Mom is happy to have a sewing room. When the second leaves, Dad gets the second room, or maybe even the grandchildren have a claim to it. No, honestly: people will grow fond of the free spaces, possibly stop using them, sublet them, or keep them free for family, but not sell them.

And family members who move back in with their parents will also not have the problem of using the shared house entrance, which on the ground floor is closed off from the hallway by a partition wall. This is completely common, at least in our area – everywhere the same type of construction... similar to the OP's, but with a quarter-turned staircase and a loggia under the roof.

By this I mean that you at least equip the area between the top edge of the door and the ceiling with a glass section (possibly frosted glass) on two doors, so that some light from the rooms comes into the hallway.

Door arrangement hallway / utility room / kitchen:
What would you think about a sliding door running in the wall to the utility room? Running in the wall so that you don’t lose any wall space in the utility room or in the hallway. The wall would just have to be doubled. I would then omit the front door between the hallway and the resulting short corridor entirely.

However, if the heating is supposed to be installed in the utility room as well, I would be cautious with this solution – a sliding door does not block sound nearly as well as a “normal” door...

That wouldn't be an option for me either, but I also can't imagine that the children would live up there for a long time. Most want some distance from their parents and more space for their own family. I would rather plan the house for my current needs and possibly sell it later if it no longer meets the requirements.

Exactly! With relatives, you either become dependent again or create new problems, at least in the top/bottom arrangement. In my opinion, a multi-generational house looks different.
Even if a longer financial bottleneck or too much space leads to the consideration of selling one half (in this case the upper one), people tend rather to get rid of the whole thing.

What just occurred to me, you say you are planning a gas condensing boiler, if I'm not mistaken that thing needs a chimney, it can of course also be an external one. My space requirement in the utility room is of no use to you, since I don't have a house but only a condominium with central heating, etc.

Regarding the separation of the house, in my opinion, the discussion is going in the wrong direction. That we would separate in 15-20 years is only a possibility, and we also understand that with this floor plan it would only be possible through a compromise solution. The question, however, is a single one: Assuming the separation of the technology, do you consider this floor plan to be separable, as shown in the image of the ground floor with separation or not?


Thank you, so you mean interior doors with transom windows. Sounds reasonable.
Due to sound insulation, the idea with the sliding door will not work.
