You are of course right about the bathroom, I have now changed it.

-We have adopted many things that we now find good (or at least not bad), including the location of the stairs to the front door and the distance from the door to the chairs in the dining area. A sliding door between the kitchen and dining area is a very good idea, thanks.
-I did not understand the idea about the skylights above, could you please explain it to me?
-I also find the door arrangement between the hallway, utility room, and kitchen somewhat odd. I just don’t want to make the utility room narrower because then I would have to open a door in the wide wall of the utility room (opposite the side entrance door). What do you think?
-The separation of the technical areas is of course planned, as well as the connections for a kitchen upstairs. I have attached how I imagine the separation at the entrance.
My wife had the same thought at first but the route is only about 1 meter longer than the one she has now and so we have the advantage that all the rooms with water pipes are on one side.
The space requirement in the utility room also gave me headaches, but after a talk with the heating and installation company and reading a few topics about it here in the forum I believe it is enough. How is it at your home with the space requirement for technology?

It is true - as you say - to plan a two-family house that initially functions as a single-family house. But we are not willing to go out into the cold every time we want to move between the two floors.
You are right, a balcony makes an apartment more valuable.
