The term is just a combination of initial repayment and interest rate. In other words, the lower the interest, the higher the repayment must be to achieve the same term in order to fully pay off the loan.

Example: At 5% interest as in the past, 1% initial repayment "was enough" to be finished in ~37 years (the rate remains the same over the term, but the distribution of interest/repayment shifts with classic annuity loans).

At 1.5% and 1% repayment, the calculated term would be 62 years.

You can currently afford nothing in terms of building a house. If you could afford something, you would not be financing consumption.
