Oh dear, this strongly reminds me of discussions in another forum with a completely different topic, but with the same course. Instead of evaluating neutrally and giving tips, a jealousy debate was sparked. Yes, there are many who have held back for years and then built with their savings. And now someone comes who has lived and only wants to start saving now (this is called negative saving). Are you jealous that it can also be done differently? I took 3 months from the idea to the signature that we want to build, and in these 3 months we adjusted our finances to pay off the upcoming debts. It works, why not. Why do you think that the OP cannot change? Because you couldn’t do it? I really do not understand how jealous some people are here.

Well; everyone is free to do that (although that's under 3%). But negative saving is rewarded by the bank with hefty surcharges and also requires corresponding repayment (after all, from the bank's perspective, there is initially a lot of unsecured money involved if he were to buy a house today).

But the OP does not want to realize that either. He only sees/hears what others have done and now wants the same: the conditions at or below 100%.

He had actually named a property specifically at one point, and what kind of burden he can imagine. And that just doesn't match up (because he doesn't get the same conditions as the 97% others).

Why should anyone here have a reason to be jealous?

I think the given answers are more meant to encourage careful reflection. Many are experienced homeowners and know what they are talking about. One may have treated themselves to a magnificent building due to their income, another enjoys a small cozy house. But basically, they are all doing the same thing: they carefully consider what is within their financial means and what compromises it may entail. Let’s be realistic, many have already fallen into financial ruin because they miscalculated, regardless of the scale. I think the various answers here provide enough clues to prevent harm.

As said, everyone likes it their own way, and I think some people here lived well beforehand and were ready to hold back. Whether Henrik wants/can, I don't think so. With 460k attached for an old property, you can't really make much money anymore. I don't think 1200 warm rent is that expensive either. Just as an example, we had 1000 warm and now 1200 credit + 200 additional costs for a NEW house. If you think you can manage 2000+ additional costs with your salary. Let's go.

Regarding legal protection for the job. I wonder what that is supposed to bring? If you get fired, there is a severance pay, and then? It could be that you fall to 3500 net. That should be taken into consideration in the calculations.
