But that should interest you. Not everything in life goes according to plan and then it quickly becomes relevant. As I said... self-reflection would be appropriate. And then make yourselves a “battle plan”... get rid of debt (full throttle!), save for incidental building costs and equity... for all I care only the incidental building costs with that good income. But BUYING property NOW or in the near future... I consider completely pointless...

yes, you can also express that differently. I will talk to an independent person to see how he assesses everything and what his tips are. I believe there are also certain measures on how to secure construction interest rates, etc. But I have no idea about that either.

At the same time, I will deal with prefabricated houses. I don't think they are significantly cheaper, or probably rather more expensive, but then there are fewer additional costs and also somewhat more guarantee regarding future damages, but that is another topic and I will possibly open a post about it in the appropriate forum.

I am sure that here or there there will only be complaints anyway because something will not fit (regardless of my financial situation).

In the area of consumer loans and the customers of Mr. Zwegat, that may be true. But here it is also not about larger six-figure sums.

The banks are completely different on the topic of real estate financing (also since the 21.03; introduction of the mortgage credit directive).

Regular statistical data, which can also be googled; for example from Europace; also shows that more than 85-90% can at least cover the incidental costs from equity.

And on the topic of basics I only quote:


Just google the formulas for how terms of annuity loans are calculated and try it yourself in Excel.

unfortunately there are no options. I tried that for 2 years and racked my brain about it. That was in 2012. The bottom line: completely unnecessary because the interest rates were even better in 2015 (the time of my financing) and presumably the interest rates will not be higher in 3..4..5 years than today. I even believe they will go down further..



You can do that..but keep in mind: all figures from today will be worthless tomorrow Ok, somewhat exaggerated..but at least next year. Expect price increases of 50 EUR per sqm per year. If the helicopter money comes, even more gladly

One more thing: You won't find a place more independent than this forum! No one here is trying to sell you anything. Be grateful that you found the forum and that people here are helping clear some nonsense out of your head.
