Ok, thanks. I once tackled it. Roughly with your handwriting, but with additional south windows, a reasonably large dining area, pantry in the middle or in the east... etc. Had a nice rectangular hall, half-landing staircase, the dimensions roughly as you planned, and ended up with 30 sqm less. Oops! I have noticed that you/you all, as you can see, have “planned” quite a few cantilevers on the facades. I put that in quotation marks because I think you simply placed your noses here and there to make it fit. And then you delight in all the bulges – you can still afford that with €750,000 (€50,000 is a price buffer) and the house also becomes more and more interesting – downright individual. However, a house width of about 24 meters on a 29-meter plot width is really something. The roof overhang comes on top with its brim. I don’t understand why one always has to use the entire width. In the end, you then build yourself a barrier on the property so that when the hedge on the side grows, you can only enter the rear property with a narrow wheelbarrow. And since there was a discussion especially about the south side, light etc., I come with the fact that the wind comes from the west. Long story short: I would rotate the house, so make it longer rather than wider. And I would really reflect with you whether this box with many bulges and brim is what you want to blow your money on, even though “simpler” versions can look great too. “Simple” referring to fewer corners. And at €750,000/800,000 an experienced architect should do the planning, someone who knows how to bring light into a large house. Because the light that comes through the windows is exhausted after 4-5 meters.

Thank you very much for your thoughts and efforts! May we see the result with 30sqm less?

Regarding the orientation and location on the plot: we want to use the width because to the "front" towards the southwest there is currently a garden with a view that will not be built upon anytime soon. To the southeast, there is still a building plot of the same size that will very likely be sold/built on soon. Therefore, we want it as wide as possible; there will still be 4m or 3m to the property boundary. We are restricted to gable or hip roofs by the development plan, and we just like the hip roof better. The cantilevered/protruding sections have mostly certainly arisen due to changes/adjustments from the initial draft, definitely not optimal.

With the privacy screen towards the street, so your thoughts, that’s what I thought...

Oh, I see, it's also about 240sqm... I was talking about the idea of the orientation. If needed, I can provide measurements later. You can afford the 240sqm. So why save if you like it?! However, I just don’t see the size with you, as I find the open-plan room a bit messed up. But I already said that.

Thank you very much for sharing - it also looks very interesting. However, we definitely want to keep the orientation of the main rooms upstairs and downstairs, precisely because of the view. I do like your approach!

We will now consider how to proceed, it will probably need to be redesigned...

Well :) Children actually need the light more than the view. But you mean the bedroom, right? Or on the ground floor? Then I do question the dining area, which is in the dark without a view. Where you stay, have a coffee, read the newspaper, and have time to look around. And your sofa is also more oriented towards the TV and the fireplace. Maybe you should explain that to yourselves. A great view is nice. But it doesn’t lead your life. So it should be integrated, but not the other way around.
