Floor plan single-family house city villa approx. 240m² without basement

...I just noticed: the drainage of the small bathroom on the upper floor is also very, very interesting! :mad: Where is that stuff supposed to lead to? There is nothing underneath, just the entrance door... And indeed, I have to think of the thread by R.Hotzenplotz that linked here. His house looked similar, many corners and edges that were intentional, but built by a general contractor – a lot went wrong there. I can only warn against having a special house built by a standard house builder. They get burned, and the client ends up with the trouble that extends beyond the construction period.

The problem... now I can also remember where I see the totally excessive roof overhang... that you somehow oriented yourselves to southern houses. Then you worked ahead for the construction company and drew it, and he had it drawn by a draftsman without the thoughts of an architect.

Southern houses is actually not correct, but of course we looked at standard houses online. Yes, we deposited our ideas at the construction company.

Spontaneously, I would suggest putting the guest bathroom in the current wardrobe, the office/guest room in the current living room, the pantry in the current shower bath, the dining area in the current kitchen (which would be much too cramped for me here) ... and so on ... of course something would have to be adjusted regarding all the projections. Swap fitness with the bedroom upstairs, as briefly suggested, and then the bathrooms would be one above the other again in the north. Pantry in the south is casting pearls before swine...!

We will still try/discuss this approach. Apart from the orientation, it is such that there is also a view/distant view towards the terrace and garden. Therefore, our wish is to have as many living/sleeping rooms as possible facing this direction. And on the south side there is less nice view and the neighboring property could/will also be built on.

I think this cannot be generally judged; if two children (plus possibly friends) use the bathroom, I find a separate toilet quite sensible.

It is apart from the orientation also the case that in the direction of the terrace and garden there is also a view/distant view. Therefore our wish to have as many living/sleeping rooms as possible in this direction. And on the south side, there is less pleasant view and the neighboring plot could/will also still be built upon.

No one can or wants to take the view away from you. However, you are building a bottleneck for the view by planning this projection. Installing a large window on the south side and designing the open space accordingly does not mean placing the sofa in front of it… the sun and light simply come from there – regardless of whether there is still a neighbor there.

But before showering you also have to go to the toilet – that's just how it is!

"Rooms should have a pleasant size without being wasteful." I find the entire floor plan with 240 sqm extremely wasteful. The kitchen with the pantry rather looks like it is designed for a 6-person household.

That was also my first thought, but I didn't want to be the first to say it and be mean. I find the project somehow a bit too big, as with the current price developments it will very likely exceed the budget.
