Floor plan single-family house, approx. 200 sqm without basement - assessment

Hello forum,

I have been reading along for quite some time, looking at other threads as well as their floor plans and critiques.
My wife and I are already in contact with a construction company and the floor plan is already somewhat finalized. The ground floor also partly comes from my design.
I am not yet happy with the upper floor, as you have to walk through the dressing area to get to the bedroom.

I have been planning and moving walls for a year now, and slowly I'm somehow "blind" to it.
I would be very happy if you could give feedback (both positive and negative) on the floor plan.

The rooms are very large, but we want it that way (child’s room approx. 20 sqm, etc.).
Originally, we wanted a full basement, but due to the groundwater level that will not be done.
That's why the rooms around the garage, the large utility room including the cloakroom on the ground floor, and the laundry room on the upper floor.
The top view including the property boundary is just for visualizing the dimensions of the plot.

Uff, I don’t even know where to start ...

Big house, but far from generous! Many (too) narrow rooms, which overall have a lot of square meters, but are unfortunately awkward to furnish and therefore just feel cramped.

Many, many slanted walls and doors that take up space instead of creating space.

You can only get to the terrace if you really squeeze between the couch and the dining table. The kitchen has an island where you can sit, and a meter further there is also a dining table. Large kitchen but not really workspace or storage.

In the small bathroom downstairs, you have to squeeze past the (slanted) shower to get to the toilet.

No, with that area you can achieve something much nicer and more spacious.

And I also think that quite a bit of space is generous in places where you have nothing from the generosity. For example, the utility room .. very winding, therefore hardly any proper storage options. The additional stairway area in the annex to the leisure floor, the ground floor hallway.

Child 1 .. poor wardrobe placement options.

On the other hand, I don’t find the access to the master bedroom via the dressing area actually bad. You can also get to the clothes again without having to squeeze past a sleeping second person. However, it is a pity that there is poor space again for normal-depth wardrobes, such as Ikea-Pax wardrobes etc.

Then in the bathroom the free space, but only a shower barely 1x1 m in size. And the sink as far away from the window as possible.

I see the kitchen like Jaydee.

Hallway and entrance area .. for my taste there could be more storage .. families with 2 children need tons of shoes, seasonal jackets, etc.

On the other hand, the stairs look relatively short and steep. What room or floor height and what tread dimension is planned there?

Oh dear, I see that we are Jaydee.

Way too much traffic area, rooms that cannot be furnished, narrow kitchen and living and dining room (why two tables plus counter?), that's how the TV is placed, too little window area upstairs, downstairs how many doors to the outside, connection between house and garage ...

In my opinion, so much space can be used better.

Hello everyone,

first of all, thank you. That’s quite a few comments. I hope that with your help I will achieve significant improvements.
Here are my thoughts on how I assessed it and planned it accordingly:

We come home from the garage and enter the large utility room/wardrobe room. There are coat and shoe cabinets inside. So that is our intermediate room where the dirty things stay, and after that, we go into the house. In the hallway, only guest coats.
I imagine the hallway with the slants doesn’t look bad visually, otherwise, it’s rather a disadvantage.

The kitchen must be closed, but where the fireplace is now, there should be a double sliding door. A breakfast nook in the kitchen should be there for breakfast etc., without having to go to the large dining table.
The counter is just a "gimmick," as I tried to create a kitchen island (with a view into the living room). Whether there is a counter or not plays a minor role.
The cabinet space of the kitchen cabinets should be sufficient, right? Currently, we have an L with 3.5x4.5m plus upper cabinets.

What really bothers me is the relatively small living room. But I don’t know how to improve it better.
The entrance at the corner and stairs directly up I found good, because you can insert a wall and separate the ground floor from the upper floor that way.
The guest room is initially still an office. Later it should become a potential bedroom. Then the double bed fits into the upper corner and the wardrobe on one of the walls.

How can I avoid unnecessary traffic routes without giving up my "wishes"? I also find the bathroom on the ground floor a bit small.

It would certainly help me if you just gave short suggestions; I would then sit down and plan them in the program.

: no, not exactly. To be honest, our wedding happened in between, then unfortunately the mother-in-law’s serious illness... so not mainly planning, but rather in short bursts from time to time. And I feel I already have 5-6 different approaches.

North is the garage, the terrace exactly to the south.
