: Ok, thanks for the note. I will bring it up again today. It shouldn’t be a problem now, we can still easily change length & width.

All your planned or once considered steps do not match the floor plan.

I think before the kitchen is planned, the house should first be planned as permitted.

And I don’t understand your statements about the roof bearing if the upper floor is supposed to become a full storey.

I have recreated this somewhat in the house planning program.

You are only allowed to remove or raise existing terrain by a maximum of 75 cm.

Here is the answer from the surveyor:
...these are merely the auxiliary measurements I used during the surveying.
Only the blue numbers (elevation values in meters above Normal Zero (sea level)) are significant.
The red numbers are the distances between the individual measuring points.

Well, as I said. I currently don't have a good solution. That's why I'm asking for input and ideas.

Well, we have to make progress somehow. I think having a kitchen planner is not a bad idea and not too early.
Otherwise:
I'm not an expert, but two full storeys are allowed to be built. The question is whether we have to.
We would like a covered patio and it would be unfavorable if the roof hovered 5 m above it.
Therefore, my approach would be to lower the roof as far as it makes sense and is permitted.
The issue is still unresolved, but hopefully will be clarified today.

Yeah... that's a problem, I know.....

Thank you very much for your efforts!!
I’ll take a closer look at it right away.

Here the floor plan fitted into the plot (draft only, not final). It extends a bit further to the south, unfortunately cut off.

How do you come to the 2m distance on the left side of the plan? Isn't the requirement 0 or 3 m?

And on the right side of the plan, 3 m distance from the wall measured, but with the roof overhang it could also be more. 5m away from the street, the terrain is already about 100 cm higher than at the street and still rises. That will be difficult with a driveway, since the garden exit is supposed to be level - right? And there the terrain is even about 180 to 200 cm higher than at the front by the street.

How is the planning situation generally intended? I would consider an architect VERY advisable here. Architect, not planner from any construction company.
