That was a Hanse Haus, Variant Haus 25-166 including a granny flat. Adjustment is: 10.6 x 9.3 adjusted to 10 x 12 and from 25° to 40° gable roof.

You can see on the plan the yellow-marked double garage which already exists. It is basemented.

Who basements a garage? Fascinating! What do you do there? Breed spiders?

So the entrance could be made on the right.

Where is the driveway? Are there already parking spaces? What about an entrance on the east side?

What knee wall height? Maximum house height or height of the neighbor?

For what? If you like the Hanse Haus, then just plan it with a 40-degree roof or have it planned by the architect. You have your two stories, and a basement always fits underneath.

Who sets the dimensions? If Katja, Kerstin, or I adjust the house to these dimensions for you, in my opinion, you can’t “read” anything more into it – it will be 60 cm narrower but 2.70 m wider instead. You should ask yourself whether you even need it in the size 10 x 12 if there is still a basement underneath. You don’t have to max everything out ;)
And it would be new to me that you have to use the entire building envelope :)
