First floor plan attempt for terraced house on a small plot

Yeah, that's not enough.

Summary: Yes, you could say that. Detailed version: Sort of, chain house is interpreted here as a one-sided boundary attachment with living spaces on one side and a boundary attachment with ancillary rooms at typical boundary garage wall height on the other side. So the entire width of the property is to be built on here – so to speak, neighbor boundaries as building lines – always seen from the street, the long high side on the left and the short low side on the right.

Wow, you guys are awesome!!! You’re on vacation for just two weeks and there are so many new suggestions, ideas, and the matching floor plans right away, great!

I’ll review it calmly and then give detailed feedback, but this definitely helps us a lot already!

So, as I said, thanks again. I’ll try to answer somewhat structurally.



That we need many, preferably large windows, we also see it that way. But what do you mean by the missing light on the south side? Dark wall = east, entrance = north, terrace = south, garage/carport = west.



I can fully agree with that, especially prefabricated house manufacturers could hardly do anything with it so far because it simply doesn’t fit into their standard catalog program.



Yes, the previous feedback from the general contractor was also that the hallway could be a bit narrower. Also, 3.80 m is simply not a standard dimension for a garage, so the house will probably be 8.50 or 8.75 m wide instead of 8.20 m. That would benefit the kitchen.



Good. We would really like to have a half-landing staircase, unfortunately that requires a bit more space...



A carport with a small storage room attached at the back would of course also be an option. Less because I am a fan of carports, but because that would allow us more light/windows on the west side.

Thank you for your effort with the floor plan! May I ask which program you used to create it? So far, I haven't gotten beyond PowerPoint.

The kitchen at the top left of the plan is actually fixed for us. When cooking, we would like to look out onto the play street at the front (keeping an eye on the children, seeing who’s coming, etc.), and we currently can’t really imagine having the kitchen completely open into the living area like that. Also, most of our life takes place in the living area, so we would like to orient that completely to the south facing the garden. The topic of a dining bench is a good idea, as is the “rotated” guest WC at the bottom. I will play around with that a bit.

The tips for the upper floor are all great; I have to admit that we have thought much less about the upper floor compared to the ground floor.



According to the building office, we should not assume that we are allowed to use the garage roof as a terrace, even though it is explicitly stated that way in the development plan. It would have been nice as an option, but we really don’t need the roof terrace anyway. Especially since it would already be very much on display for all the neighbors.

On the right side of the plan, no windows are basically possible for us.

Great! Very, very interesting, it really sparks new ideas about what a house extension can enable. As mentioned above, the kitchen at the front left is basically set.

I'll play around with it a bit

One important note maybe, in your floor plan/3D model the roof is "the wrong way around," we basically need to rotate the roof (so it runs lengthwise along the street side), I hope this doesn't cause bigger problems.

Hmm, but that won't be a half-landing staircase, even if it is drawn that way:
Once again, the reference to sample staircase layouts:

A half-landing staircase would require about 2 sqm more space per floor.

Couch seating area with back to the garden.
What does it mean that life takes place there? How often do you really stand in the kitchen and have to watch the kids? How many years do you do that? If the children are still very small, you will much more likely send them into your own garden in the back.

And, I thought the idea was right, not to allow the garage/carport only 3 m out of the 12 m, but up to 3.8 m. Because at 3 m with a car in the garage it gets really tight. First the garage wall(s). If so, it really should only be a carport at 3 m width.

I am using a very old version of Virtual Architecture House Professional from 2007.
