I also have a room height of 250, without spotlights, so I walk (comfortably) under old-school ceiling lamps. What does consideration of roof windows mean? Kitchen and bathroom planning should at least not be treated as a "will come up later anyway" topic, i.e. drawings made just for fun from the start that are not true should be omitted. A moderate diversity of window types helps with the building structure and also keeps costs under control. Eight risers up to the landing already almost completely use up a knee wall (= planning error, what does the section say about it?), windows in the knee wall are quite recommended here (see also my external contribution "How the knee wall influences the window issue in the attic"). With the appliances in the technical room, the most critical point is usually the space for the safety of the maintenance staff.

I might be able to contribute a little about the attic. I am currently building a two-family house with 140 sqm gross floor area and two full floors and an attic with a low knee wall. We are also building in Bavaria and here the knee wall height is dictated by the maximum ridge height. We also have a landing staircase. It looks similar in section to yours. Also, not everywhere on the staircase to the attic do we have 2 m height clearance. For us, the attic will initially be a kind of multipurpose room / cellar replacement room. Later maybe an office or fitness room. I don't know what you plan to do in the attic? We then have two roof windows in the attic (expensive) and a window on each gable wall (cheaper). Depending on what you plan to do in the attic, you could possibly minimize the floor construction to achieve better clearance on the stairs. If it will be pure storage space, the concrete ceiling might be enough.

maybe the redvest can help you a little. Interestingly, we finished our draft planning about a month ago. I’m considering whether to post the floor plan here, as I wanted to mention my construction blog in the process.

We had similar requirements: two full floors, three children's rooms, a study, technical room, garage attached to the house. Our price limit is 700k. However, we were less lucky than you with the plot. With over 800 m², you can position the house however you want. I would place it as far north as possible (according to the plan), but maybe you’d like a small north terrace for the hot summer. Whoever has, can.

Regarding your floor plan:


    [*]First of all: nice design! The following points are only details.
    [*]Most importantly: it can be smaller too! We planned with 174 m² and have similar sizes for the children’s rooms and the study as well as the living-dining-kitchen area. Especially if you feel that the budget is tight: it can be about 15 m² smaller. We even fit a laundry room upstairs. Just get in touch if you’re interested in the design.
    [*]Space wasters are: guest WC (can be a bit smaller) and pantry (I would leave that out). Instead, you could try organizing the kitchen a bit more in an L-shape. But you have to see if that doesn’t completely ruin the design.
    [*]Hallway/entrance fits in terms of space. Personally, I find it a bit too corridor-like. We have a similar problem in our design. Still, I feel that you could get a few square meters out of there downstairs.
    [*]When you enter, you stand in front of a closed door two meters away. I personally wouldn’t like that.
    [*]Upstairs it fits so far. I don’t find the path in the laundry room to the sinks ideal. I like it when you enter and walk straight toward the sink.
    [*]Otherwise, you would have to adjust upstairs if you reduce downstairs. I consider a dressing room unnecessary, and the hallway could also be a bit smaller. Overall, it fits at 200 m² though.
    [*]I would design the garage with a flat roof. 6x9 m is the standard size for a precast concrete garage. We got initial offers between 35k and 40k. In timber frame construction with a pitched roof we are easily over 60k.
    [*]The exterior views are quite pleasing. The north side is a bit too busy with the windows for my taste.
