Floor plan of a 200m2 house, your assessment?

Dear everyone, I have been following the discussions in this forum for a while and find the feedback on the individual questions very helpful. We are building for the first time – with all the knowledge gaps that come with it… ;-)

Our plot is challenging because it is triangular, narrow, and has a requirement of 4m distance at the front building line and 20m to the point. However, the orientation is great and we have a beautiful distant view. We want to preserve as much garden space as possible and also have a distant view of nature and maximum sun – from sunrise to sunset. Hence the idea to partially solve the living area as "floating" on the upper floor with a terrace and access to the garden. Direct access from the ground floor to the garden is not so important to us.

Due to the building regulations, a large part in the eastern direction remains undevelopable or possibly usable for outbuildings. Access should be through this area and this part of the garden should become the front garden. The house should be barrier-free. The area should be optimally used, with plenty of storage space, flexible, multifunctional rooms and large, floor-to-ceiling windows/doors or fixed glazing.

What do you think of our considerations? What weaknesses do you see?

Construction style – modern design, clear and reduced forms with interesting accents, targeted breaks that give the house something unobtrusively unique (façade, materials, …).

Open kitchen, possibly cooking island, but with some visual protection (bar or similar)
Number of dining places – 8
Fireplace – ideally as a room divider between living room and dining area
Music/stereo wall – soundbar at the TV, additional speakers distributed throughout the house
Balcony, roof terrace – on upper and attic floors
Carport for 2 cars

House design
Plan from the architect
Ground floor – entrance, utility rooms, fitness/work/guest room, bathroom & sauna
Upper floor – living, cooking & eating, natural, sunny, cozy, "public area", terrace
Attic – bedroom, sunny private (retreat) area, terrace
Garden – to be enlarged as much as possible in perspective, covered terrace, biotope near the terrace

What do you particularly like?
The open living-dining area on the 1st floor, the floor-to-ceiling windows, the course of the sun in the living area.

What do you not like?
We feel that the room layout could be better and possibly with less square meters you can achieve the same living feeling.
On the ground floor only the sauna is drawn in, shower, sink and WC are still missing. The large room is to be used as a fitness/work/guest room and is somewhat oversized.

Preferred heating technology: geothermal baskets and photovoltaics on the roof

First of all: finally once again a "real" architect-designed house. A few questions for better understanding:
- between the living area and the dining table - is there a beam, or directly a wall with a passage, or nothing at all? I can't quite tell.
- can you place some furniture in the living room? What is it supposed to look like?
- best also to draw in the chimney right away, provided it is supposed to be a real fireplace.
- bathtub is not important?
- where is the washing machine located? Is there a laundry chute?
- can you mark the driveway?
- budget = ?

Hi Katja, thanks for the kind introduction.
I’m currently on vacation and can’t draw anything in, I will add it later. Regarding your questions:
* There is nothing between the living area and the dining table, it’s one large room with long sightlines.
* Furniture will be added later. But as a preliminary info: two sofas facing each other, perpendicular to the large window front, a coffee table, one or two armchairs, a bookshelf, TV are planned. We will probably leave the wall directly by the staircase windowless.
* I’m uncertain about the fireplace, whether it shouldn’t rather be on the wall by the staircase. I can't imagine how the current fireplace plan on the upper floor is supposed to work… So I can’t draw the chimney in yet either. Another point where I’d be grateful for tips.
* A bathtub is not important to us.
* The washing machine should be on the ground floor, with the possibility to hang laundry to dry. A laundry chute was considered but somehow got lost when we planned the elevator.
* The driveway will be added later – it’s on the Spitz (there will be a carport there) and access is rather from the north-Spitz side to use this part of the garden as a front yard.
* Our goal is to build as “low-budget” as possible and the last estimate is 600,000 for the house (without fence, garden, and pool).

I would also plan the kitchen ... in terms of the space and the window arrangements (especially windows from wall to wall), you have to carefully consider how to accommodate tall cabinets for the fridge, oven, etc. without disturbing the room design.

Oh Lord, give me a street :D where do I have to look? Nice piece. The house will be fun and bring joy. The kitchen immediately caught my eye too… the stenciled furnishings are completely impractical. But the house offers a lot… especially sight lines. You just have to make sure that one or the other piece of furniture doesn’t block this or that view or that there is enough wall space so as not to block a window. To be honest: I have to study the design a bit first to be able to evaluate it ;)

You are so sweet! Thank you very much for your kind comments. I have to admit, we haven’t planned the kitchen in detail yet because we wanted to establish the “big picture” first and then the next details. The drawn island is thought of a bit higher – as a splash guard towards the kitchen and as a bar. The note regarding tall cabinets and windows is saved! Thank you for that. I will now take your suggestions as an opportunity to think the kitchen through in detail. And regarding window fronts and walls in the living area, we are currently considering where walls make sense and how many “linear meters” of wall we need. I appreciate any suggestions for that. Thank you.
