So – now I present our "House Project for Two" expecting your devastating comments. Don’t hold back, because I can only benefit from them.
The building application is currently being submitted; according to preliminary information, it should be approved. For this reason, we purposely did not deviate too much from the very old development plan.
We like the modern, simple architectural style. The floor plan is a mix of our own living habits, our brought-along furniture including the kitchen, and the budget, as we do not want to take risky debts anymore due to life phases.
Our current condominium is super chic and was just recently designed by ourselves, but life sometimes changes; plus, we want to have a little fire again on our own lawn –
We are now building with a general contractor with a good reputation who has already let us change everything dozens of times and so far remains calm… so far- . We would have preferred to build with a freelance architect or our interior designer friend and thereby have more freedom choosing the trades, but this time we want to focus a lot more on details and avoid running around as we did the first time 30 years ago.
No, this time I will not dig foundations myself or pour the basement concrete etc. until my family no longer recognizes me.
Whether it will be a garage, a carport, or a parking space depends just as much on the costs as the drawn balcony, which would then become a so-called standing balcony; first, it should get approved. Additionally, there will be a larger garden house with an outdoor sauna.
The plot is quite large and has a nice view into greenery. Unfortunately, only to the north, 500m away and lower-lying, there is a beautiful lake. For this sole reason, we decided against a bungalow because having a lake view and not using it was out of the question (hence the "emergency balcony" at the bedroom). Originally, a house with a kink was planned, but that always looked hideous in the end.
HOUSE FOR TWO
Plot size: 1400 sqm
Slope: No
Number of parking spaces: 2
Number of stories: 1.5
Roof type: Gable roof
Style: modern-purist
Client requirements
Style, roof type, building type: clear lines
Basement, stories: no basement
Number of persons, age: 2 (one of the two still works a bit more.....)
Overnight guests per year: quite often, alternately
Conservative or modern construction: modern, open
Open kitchen, cooking island: Yes
Number of dining seats: 4
Fireplace: Yes/No/Don’t know, possibly gas fireplace
Balcony, roof terrace: Possibly balcony at bedroom due to lake view
Garage, carport: Yes, depending on price
Other wishes etc.:
Separate guest area, if necessary as a bedroom in older age, then guests upstairs
Own furniture and kitchen fitted in
Separate TV area from gallery, next to it a separate area for a reclining chair
Kitchen with 120cm fridge-freezer or 70cm refrigerator at window side
Monolith Rock XL1 wood stove available, chimney planned outside due to lower costs, appearance, and less space needed inside
Window surfaces on the ground floor separated by masonry walls due to fireplace, possibly refrigerator but especially because of limited width from the manufacturer (according to contractor)
Original idea of continuous window surfaces up to the eaves in the living/dining room, currently separated at floor slab height by masonry strip.
Parts in plan/floor plan not yet properly labeled (contractor’s draft implementation)
House design, who created the plan: by clients + partial coordination with interior designer, now implemented by a planner from a construction company
What do you like best? Why?
Simple architectural style, gallery, generous window areas, raffstores, open design,
What don’t you like? Why? I’m sure I’ll read about that here
Price estimate according to architect/planner: -
Equipment: The aim is to invest selectively and sensibly but to consistently omit unnecessary, cost-driving gimmicks (in my opinion)
Preferred heating technology: still undecided, unfortunately no gas connection available
If you had to do without, which details/extensions could you do without: possibly fireplace…. somehow I am still unsure about the location, I would like a built-in gas fireplace under the stairs but would I buy a liquid gas tank just for that?
Why is the design the way it is now? For example
Own life circumstances, brought furniture, from individual living habits
What is the most important/basic question about the floor plan summarized in 130 characters?
I gladly receive direct and constructive assessments. The building body is fixed, also the location of carport/garage. The focus of questions lies in the details of the floor plan or design/use details.
In front of the kitchen area, there will be a glass roof or slats etc.
The plot is almost flat and the outdoor area will be simple and user-friendly, plus a larger garden house with outdoor sauna, storage for stuff, tools, etc.
