I think I would omit the garage in favor of a terrace in the southwest. Otherwise, it is really a cold dark hole.

Honestly, I can't imagine that a two-story building or a eaves height of over 6 meters is allowed here in the residential area, just 1.5 meters away from the street. That restricts the view, doesn't it?! I can more easily imagine a single-story. However, for other ideas (a two-story combination with an extension) the plot is too small. On the eaves side, it is also restricted by the fact that the house layout is longer in the back than it is wide. But if I consider the 3 meters to the street, then nothing more than a 9.5 x 9.5 house (excluding a garage for now) is possible if the eaves side is also taken into account. So shall we consider the 1.5 meters as fixed?

I quickly (hehe) filled in the building envelope. With 10 x 10, the garage desired 3.5 x 8. The building boundary at the back used the north side, the building boundary in the south was used with the garage. No more is possible. In this respect, you can bring a lot of sunlight into the kitchen and dining area, the living room then also benefits. I have to honestly say: city villas are not my thing, at least not these compact ones, symmetry even less, but I believe: it is exactly what you want. I did not dimension anything extra, but almost everywhere something fits with 3 or more than 3 meters. At least it is the horizontally aligned walls in the plan that are oriented accordingly. The stairs are also suitable to be rotated, then some doors would be changed. And a nice front yard where visitors or the second car can park, the children can play.

Have you ever furnished the bedroom? It looks a bit tight, doesn’t it? Nice solution with the wardrobe.

Yes, I have ... where has the bed gone? [emoji848] It's tight, yes. The wall measures 3.12 in my place... But honestly: the planner can also make paid considerations about how everything shifts 20 cm over. On the left side of the house, there is roughly 3.40. Unfortunately, my program crashes often [emoji31] The stairs also do not currently use any individual measurements. Brief regards
