I wonder if the OP didn’t particularly favor the spacious living room. You might be able to get even more out of it.

Thank you very much for the many responses and your efforts. I will think carefully about the tips this evening and respond accordingly. I had thought it wouldn’t be such a big deal that our living room faces north/west. The sun should be in the west in the afternoon, so the first sun rays should shine into our living room then. We are both working and only at home in the afternoon anyway. Of course – this will change at least for a few years with children in the future. I had actually hoped to position the house directly at the building boundary towards the street so that as much garden as possible would remain. A larger front garden is not important to us. It might help to make the garage smaller, 3.5 x 6, and possibly move it a bit forward so that we can still place a floor-to-ceiling window on the left side. But actually, I had hoped that we would have enough light in the living room with a total of 5 floor-to-ceiling windows. But admittedly, I am not familiar with this and can hardly assess the sun/orientation. So thank you very much already for your support. I also mentioned some time pressure at the beginning. That’s because the city wants a financing confirmation by the end of the month. However, the builder assured us that we can still move the walls inside without changing the costs. We want to finalize the contract with the builder this week so that we have 2 weeks to have the financing checked.

With a 10x10 + 3.5 wide garage, we are at the limit in width if the 1.5m is maintained. Therefore, it would be good to know whether you want to pay for this house size or what exterior dimensions you had planned so far.

Yes, with the current plan we are at 10.12x9.75 and currently have a living area of 150m². That would be ideal in terms of dimensions for us. We have also already received the costs. Overall, we are at 250,000. The personal contribution (sanitary, heating, drywall) will still be deducted from that. We will probably find out exactly how the 250k is composed by Thursday at the latest. Extras, of course, still have to be added on top.
