Hello, I would remove the dressing room and make one large bedroom instead. You can also put 2 large wardrobes there and maybe a few small ones for socks. Otherwise, the 2 rooms are just cramped and uncomfortably tight.

The chimney on the exterior wall is nicely retouched. To my knowledge, chimneys have to extend above the highest point of the roof. Draw that in and then send the corrected exterior view again. Then you will probably reconsider the chimney.

Otherwise, I like the large living room. 8m² utility room / HAR would not be enough for us. But it also depends on the heating system (storage etc.).

I would also like to place the fireplace on the opposite wall. Next to it, the TV, so you can "admire" both TV and fireplace from the couch. I once asked my fireplace specialist about whether this can be realized here. Does the chimney necessarily have to go straight up, or is there a way to make it so that it doesn't run up through the middle of the room on the upper floor?

That does not change the orientation of the rooms facing north. It will be a dark cave. Is the driveway or access to the property freely selectable? I see that it is tight, so sometimes you have to deviate from the standard. Is it correct that you write Baulinie? Could it possibly mean a building boundary? Best regards in brief

Yes, I meant the building boundary. Driveway/entrance is also specified in the development plan, unfortunately.

Yes, the north cave is a problem. I would be interested to know what is on the left and right side of the street. How are they oriented?

A chimney only works in the middle of the living room or kitchen or at the edge. I don’t see anything else. But honestly, I would try to bring light into the house and maybe solve the chimney problem at the same time. Very few "favorite houses" can simply be placed on an existing plot. Better to create something of your own than to copy some catalog house.

I have attached the complete site plan again for better clarity and marked the plot we reserved, and rotated the plan to face north.
