Just so, the land division at the forest edge suggests imminent development. Are you aware of that? At least the shade of the trees won’t be as intense anymore.

Flight corridor BER?

The forest is a designated landscape conservation area in private ownership. Future development is thus almost completely ruled out. The lease agreements next to us were just extended by 5 years. In the long term, we are aware that the leased plots will also be converted into single-family homes.

This is roughly how I would divide the house on the plot: (Approx. 160m2, but basically the same room layout as yours)

Layout:

Ground Floor

Upper Floor

Since 2 full floors are desired, I would probably go for a shed roof. With tall windows in the children's rooms facing the forest. Later, one of the children's rooms can also become the bedroom with a forest view ;-) . No windows have been distributed yet ... But as an idea, this example house (only the corner window then mirrored to the southwest)

The driveway is from the southwest, where the small private road is?!

I had interpreted the [Flurstückkarte] to mean that the private road runs continuously from northwest to southeast all the way to the street. The street is in the southeast but cannot be used as an access due to trees.

Do I have a visual impairment or is the forest in the southwest?

Do they then share a room once you have a child who lives with you permanently?

The floor plan is not bad overall, but I would probably also put up a more elongated house and place the children towards the southwest (forest?). Once you have furnished it, one can certainly say more. I’m curious how you want to use that small living room corner.

Regarding the current plan specifically: on the upper floor, the extra recess by the children’s room doors is wasted space. You could make the hallway smaller and the rooms larger. Then move the parents’ wall to the right to get an extra dressing room. The WC on the ground floor could also free up some space for a wardrobe. If there is no shower planned there, it could be smaller.
I also find the windows way too small. You don’t even live in the city with close neighbors. But post the new exterior views once you have them. If the children move towards the forest, they can at least get decent windows.
