Your will is positive: Now more than ever.
You are facing the first hurdle. It would be nice if you report on the progress. It is definitely exciting.
I still favor the "basement solution." The house is worth more with it and the bank might possibly release more funds.
Secondly, I would approach the solution with the "self-backfilling." I would generously formwork the area of the house (formwork material is often given away on Ebay Classifieds) and pour a concrete wall. Then backfilling is easier and you need less material. Think of the frost apron. Aligning it during backfilling is difficult but saves costs, as the contractor charges extra for excavation of compacted RCL. Possibly he might even give you a few Euros back. He has less work anyway.

I would also recommend having a completely open discussion with the bank again. If the property is already paid for and the construction has already incurred costs, they normally are not interested in initiating a foreclosure over €10,000 for a construction site that has already started. The question is whether only the 80% loan or whatever limit has been reached, or if your income is simply not high enough for the bank to trust you with the repayment. You should also be completely honest with yourselves about whether an additional €50-100 per month would be financially feasible for you! Otherwise, what about the possibility of taking on previously unplanned work yourselves and saving money in that area?

No offense, but how is the concrete wall supposed to look so that you can fill and compact 1.70m high on one side and have the other side open? At the latest when 50 cm are filled, the wall will topple over or it has to be so thick that alone it costs a fortune.
As far as I know, 1m³ of concrete costs around €150, 1m³ of gravel about €30.
You can slope very generously and flatly (and you have then already filled the space) instead of a correspondingly massive concrete wall. Besides, you won’t hold that amount (weight) of concrete with just some boards gathered on Ebay. If anything breaks there, you might lose several thousand euros of concrete on your property.
The only solution for me would be to involve the bank and do it yourself...

And please really check again what else is not included in the house price. Drainage (rainwater), house connections, inspection shaft wastewater...

....Nothing is to be changed on the property. The loan-to-value limit is not there for no reason. Only one variable left: the house. It needs to be smaller/simpler/cheaper. But we won't be able to settle that here. Good luck, and I wish you much wisdom. Karsten

I have a square enclosure in mind. About 10 x 10 meters. 20 cm thick. Would need approximately 14 m³ of concrete. If you mix it yourself, you end up at around 40 - 45 euros per m³. Plan the openings for electricity, water, sewage, etc. right from the start. Some reinforcement inside. That holds. And it's amazing what is given away or sold cheaply on Ebay Classifieds. You just have to be creative. And when money is tight, creativity is required.
