New building connection costs, especially wastewater

So, first of all, thank you very much for your responses, I really appreciate that...

I would also like to point out again that these are initially only preliminary considerations regarding the "purchasability" in terms of feasibility and costs.
In the end, it seems that the connection costs are the price drivers, and here the difference between, for example, 30 and 60 TEUR is already an important decision-making basis.

For better assessment, I have also attached the Boris maps.
Parcel 128 and 18 both belong to the seller. We would consider the black-bordered part, which would probably be 500 sqm after all... to the south is garden land and behind that a nature reserve. This non-buildability and the rear meadow and forest situation make it quite attractive.

The building is of course not specifically planned, but the options range in floor area from 9.8x10 to 10x11m... so no huge palace, the plot width is about 18m.


In what way? To be honest, I don’t understand that point...

Apart from that, we also noticed the manhole cover to the left of the lower part of the seller's building in the aerial photos.

can only come from someone who probably managed to get a large plot ;)

We have 389sqm and are building 152sqm detached :eek: and I believe dear is building impossibly even on 320sqm.. there have been threads recently where the plots simply can't be larger :D

Honestly, I don’t understand it. Even the choice of words.
You always pay the connection sockets of the providers. These will be found again in a calculation under the ancillary construction costs. One does not talk about price drivers in this context. The costs do add up, but no one has considered them outrageous. Usually, they are under €10,000 including gas. And then there are the few meters over 15 meters to add.

Where exactly is the connection point at the street?

Everyone should have a manhole cover on the property. At least the shaft for wastewater. That shouldn’t “stand out.”
I think we/I are misunderstanding you.

Had you seen my initial post and the costs only for wastewater? That doesn’t look like €10,000 plus “the few meters” for all utilities to me… Our supplier’s price overview also doesn’t say anything about the 15m, they only mention work on private grounds and public plus a flat rate. According to the city, the connection point is located centrally under the street, and with the manhole cover I was referring to a possible connection to the neighbor’s wastewater pipe…

And how is this your personal fate relevant here? You can hardly still speak of detached houses on such ridiculously small plots. Semi-detached houses or the like belong there.

The OP wrote that the connection costs are disproportionate to the land value. You can guess how high that will be and what that has to do with the availability of alternative areas and their usual characteristics.

Relevant because you claim that a detached house on 400 sqm is (almost) impossible.

Some others and myself can show that it is possible.

And to what extent is your personal opinion relevant as to whether one can speak of detached houses at all?

There is a certain arrogance here, it really makes you sick...
