Feedback floor plan - size and price ok?

The idea for the granny flat comes from the fact that our son (10) should not be thrown out into the world at 18, but we at least want to give him the possibility to stay. Later, we are indeed also thinking about the possibility of renting it out.

The living area basically came about by itself. The architect received a few Pinterest pictures from us showing things we liked. After some time, this is what resulted. There was never a specification on how many sqm we would need... He has known the budget since the second meeting.

So, what I have understood so far: - Entrance area and dressing room are too tight (my wife has already suspected that) Why don’t I hear something like that from the architect - oh dear - the living area is inefficiently divided - I think maybe you can cut off 1.5m in length? - Bay windows are cost drivers - although nice to look at. Especially the one on the street side somehow defines the image. Some find it disharmonious, although I have not yet understood how it could be improved. - Better to place the staircase against the semi-detached wall, because no sunlight is needed there anyway - Mezzanine/air space not against the wall --> Mirroring the layout would be one option? - The good thing about all this: you can still do something with 450kEUR --> It’s annoying if the architect has already taken heavy discounts - let’s see how the conversation goes...

Appearance is ultimately a matter of taste. To me, it is too complex for a puristic modern building mass, too many different formats, both in projections and recesses as well as window formats. You have taken quite a beating here now. None of this is meant badly, you have already recognized that yourself. The accusation should be directed at the architect, but well. The positive thing is, you can definitely make something out of the property and the approach that stylistically goes in that direction. If I were you, I would make a priority list again. What are your wishes and in which order? There is a lot of potential for savings. Sure, then you won't have a 100 sqm open-plan room. Then you can consider whether the kid really needs 25 sqm + gallery for 6-7 years only to maybe move into the granny flat later. Maybe he will surprise you and want to study far away? If you cut all that out, maybe only an "extension" or "projection" or whatever you want to call it remains. You can easily cut 50 sqm or more without losing much quality. Minus the less elaborate building mass, you will also get back into your budget range. The advantage is it would look more modern and puristic.

My hairdresser tells me every time that customers come to her with pictures of hairstyles and want the shown haircut. In her opinion, those are the most annoying customers.

Maybe the architect misinterpreted the pictures, and with a few communication errors, such a project can quickly get out of hand.
