It's a shame that you don't address the questions about the necessity of the granny flat and the remaining 200 sqm for "only" three people... if you want help and suggestions for a fresh start, a greater flow of information would be essential.
Often enough, I and others have preached that a granny flat is only a bad idea if it's intended solely to generate income for the construction financing; in other words, it rarely pays off.
Moreover, there are spacious floor plans even with 30 sqm less. Altogether, that represents considerable savings potential, for 450k you can make good use of that.
The idea for the granny flat comes from the fact that our son (10) should not be thrown out into the world at 18, but we at least want to give him the possibility to stay. Later, we are indeed also thinking about the possibility of renting it out.
