The budget does not match the house. I would adjust both. Larger budget, smaller house. All the projections cost a lot of money, the slope costs money, and then the size. It’s fine if you can afford it. As the house is planned here, I expect more around 800k than 400k.
You are building a semi-detached house. Do you have the same architect as your neighbor? That would be recommended.
I would remove the granny flat.
Reduce the footprint.
The reading corner can become a separate room in the basement. Such nice large open living spaces offer so little privacy. It already starts when the wife wants to make a phone call in peace or the husband wants to watch football.
Entrance, wardrobe, reading corner, building services in the basement.
Smaller open space on the ground floor, pantry better designed so e.g. a freezer can fit.
And the open space can be smaller. It won’t hurt to reduce it by 20-30 sqm. That easily saves 40-60k.
I would remove the bay windows (reading corner, above garage). Bay windows cost almost as much as enlarging the house across the entire width.
Upper floor
Remove the son’s gallery. Quote from our architect: It immediately costs 5,000 euros. My 3 children all have one, it’s interesting for 4 weeks and that’s it. The children’s room is huge.
About twice as big as normal.
Gallery is a matter of taste. Costs money and privacy.
