Could it be that BOTH clients are humanities scholars, and the architect is from the circle of friends and not much older either? I don't see any tea in the world capable of making the delta between the wish list and the budget look better. A professional has to step in here, who first does brutal homework.

Additionally, the outdoor area does not necessarily look favorable, with a long driveway and paths to the entrance, a small courtyard for the basement apartment with L-blocks(?).

I find the basement apartment as a "residence for old age" very dark, additionally not practical due to all the stairs, access only possible from outside.

Currently, you have 4 "offices," of which 2 would later be for children, plus a large basement of 35m² plus the entire basement apartment, as a space not used directly or only partially with a good but not unlimited budget. Additionally, for storage, technology, utility room on the ground floor, and in my opinion a very narrow but generous (sqm) pantry. (Too?) Narrow dressing room was already mentioned, >2.2m is recommended. The wardrobe in the hallway is quite tight with the one closet, I suspect extended would be in the utility room?

I am also in favor of removing the basement. Financially not possible. Condominium for the care of a parent is maximally inconvenient. Stairs and separate living unit. The ground floor study will probably be used for that instead. With 2-3 children + care someone will have to quit their job anyway. Move the house a good bit towards the street.

Hello,
thanks for the many constructive questions and suggestions that made us think :)
I was surprised by the tone in some posts, but that seems to be common in this forum. We were able to revise our plans with the result: apartment removed, room upstairs removed and instead of a full basement only a partial basement. Plus a clear message to the architect about the budget.

Thanks

Better include a separate study or guest room or something similar instead of the granny flat; partial basements are often mostly economically disappointing.
