Feedback floor plan - size and price ok?

Actually, the architect should know that. From experience, one out of ten architects knows something about it – but finding that one is like looking for a needle in a haystack. I couldn’t cleverly minimize the floor plan either.

I did, just answered it. Actually, you should also be able to use the private message way here instead of asking this in the forum. Conversely, I couldn’t write to you via PM now, it says "Oops", which probably means your profile settings prevent this :-( Presumably your name misled the architect’s budget expectations. Naturally, one first thinks money plays no Rolex. No, it’s better to do it anew.

I was also already wondering. 9.49m boundary construction with non-privileged building parts - not so easily permissible in Hesse. It would also be interesting to know where the development plan defines the height reference point and what it says about embankments and excavations.

So if the house currently has 280 sqm + garage, then to fit the budget it certainly has to be 100-120 sqm smaller. It's not done by just reducing the living room by 1.5 meters. It has to be a completely new concept. Or you need to specify more precisely what the 450k is supposed to cover. Also ancillary construction costs, earthworks, outdoor facilities? Or is there a separate budget for all that?

Now the funny thing is that this is already our second one. We released the first one after a short time. And the current one made a really competent impression. Unfortunately, the performance curve has flattened out quite a bit.
