I roughly calculated that it should be about 265 sqm without the garage and with complex architecture (many projections and recesses).
With a lot of luck, the 545k might roughly be enough for that, but it can easily be exceeded with the elaborate architecture.
I even calculated about 282 sqm, plus garage, plus the architecture, plus the slope... wow.
In my opinion, luck is no longer enough. That would be about 620k at 2200/sqm plus incidental construction costs, plus garage... still without additional costs for the slope. Unfortunately, that’s a pipe dream, which - built as such - is probably between 700-800k depending on fittings, which is not even close to the stated budget anymore...
Too bad, something different in terms of the floor plan... but 200 sqm for three people... if the child moves out in 10 years, just two... hmm...
Why even have the granny flat? Did I miss that? I would cut that first...
