Wow... did an architect really design this? I can't imagine it. At first glance, I actually find it quite nice, but on second thought, you wonder. The living-dining area is 100m², but actually has no space - completely useless room. In contrast, the entrance area is tiny, like a 100m² settlement house. The air space is totally pointless because there is no window above or next to it - just a hole in the ceiling - partly over the dining table. The poor tenant sleeps in the dark because the terrace is above his little window, and through the thin walls you hear the heating humming and the thumping when fetching beer. Watching TV nicely with a view of the street and cooking in the dark. The dressing room upstairs is completely pointless. The bathroom with actually huge 15m² feels like a guest toilet - not even a bathtub fits there. A 50m² children's room... well, opinions differ on that and the 12m² hallway is useless to everyone. The house can be cleverly made just as big with half the area. And as already said, the estimated costs are a joke. The garage door alone with the specially made trash bin already costs more than half the shell construction for others. The outdoor facilities, building on a slope, everything is very expensive. All-in you might be at 800, maybe - with a million you're on the safe side. Unless the house is near Munich or Nuremberg, then better add something on top.
